QUOTE(Berrypepper @ Feb 22 2017, 05:32 PM) ya better if compare with condo. but need to consider on the location wise as well. not sure it is worth buying and convenient if u need to commute long journey to work hmmm.... for me.... for the size.... less than 600k... im ok with buying a landed at outskirt with that size... the savings get compare to getting a 1600 sq ft condo (in cyber, this size already more than 800k) in matured area.... i can use for petrol and tolls for many years maybe til i change new hse again... lol.... and driving is my job requirement.... i cant take public transport due to my job nature... haha

the cybersouth townhouse launched.... seems quite nice the concept... the landscaping of the township should be quite decent if they kept their promise.... townhouse concept is alternative landed type of buyers to choose... since their DSL now selling at 750k onwards....

QUOTE(BEANCOUNTER @ Mar 10 2017, 12:01 PM) People really need to think hard b4 buying townhouses.... It may look nice..bit its not the same as landed.... Do study the pros and cons....... yea true... must perform own due d before commit one... but just as an option.... the difference of this bellevue compare to other townhouse is that only one level each... so its like staggered single storey landed... lol

QUOTE(gks @ Mar 15 2017, 10:43 AM) MCT quite smart.. rather than selling each unit for rm850k.. they break it to townhouse and sell for rm418k each.... PSF wise... Like rm400psf++ which even higher than landed in real cyberjaya. yeah.... since their current DSL also price at around 750k plus already... break it to smaller portion with three rooms... is a viable option for them.... just that they structure it in a more attractive way rather than like selling condo with higher price and higher discount and higher density....

Was told by SA that the intermediate unit of townhouse are fully sold out, only left with corner unit, which cost about 750k kinda true.... gt a few more guys looking at those cheap intermediate units.... fully booked out... alot of conversion as well over the last two weekends as they just started to sign SPA only.... but then there also possibility that some of the SA holding the unit and waiting to transfer it to interested buyers....

QUOTE(New Klang @ Mar 7 2018, 02:31 PM) Cyberjaya City Center is coming. How to die? so many hypes along 20 years in cyberjaya... this is just another new hype... the city itself wont die... the investors who bought for rental or flipping can die....

QUOTE(gks @ Mar 7 2018, 05:15 PM) We are at the topic of rental yield, aren't we? If you have fact to support that elsewhere rental yield is better, will appreciate if you can share it.. otherwise what you insinuate about cyberjaya landed rental yield is not true.... https://www.propertyguru.com.my/property-fo...property_type=Ti guess averagely for double storey in cyberjaya around 2500 per month? and i think none of its nett price below 800k when they first launched? the yield would be less than 4%.. not to mention alot of those could be paying high maintenance fees per month with strata title management.... https://www.propertyguru.com.my/property-fo...property_type=Tdouble storey in setia alam averagely around rm1500 per month.... based on their initial launching pricing for those near setia indah... around 400-500k... the yield also below 4% if i use 500k as benchmark... all of these are F&G with minimum security fees per month though....

QUOTE(gks @ Mar 8 2018, 09:34 AM) Should use general market value instead of launching price when benchmarking... Otherwise ppl will start to use launching price during grandma time like PJ, Bangsar, DH for comparison purposes..... Anyway... Your comparison above illustrate the rental yield is more or less the same....and if you use market value.. i believe nett rental yield in Setia Alam even lower.... unless you are saying that only setia alam landed has appreciated in market value and cyberjaya landed are not appreciating at all... then i agreed that its lower yield in setia alam... and if by saying that way as well... cyberjaya landed is not exactly good for investment already... u need to bleed alot in term of principal + interest and you can't see any appreciation to cover the bleed... and my calculation din include the other costs of ownership of a house... haha... i believe those DSL in SEG, lakefront are paying higher maintenance fees than a landed in setia alam... QUOTE(gks @ Mar 8 2018, 09:53 AM) Capital appreciation is another story...if you use historical data. The answer is yes if you invest landed in Cyberjaya or Setia Alam in 2009-2012. But we do not know for sure IF today we invest what would be capital appreciation curve for both places in 5-10years.... We are on topic of rental yield and therefore if TODAY you are investor, market price should be used to determine rental yield. yea correct... then i think based on market price and the market price of maintenance fees nowadays... its actually still comparable for both cyberjaya and setia alam in term of nett yield... the only difference would be how much one bleed while owning a landed unit... where i think cyberjaya is more painful...

QUOTE(gks @ Mar 8 2018, 12:12 PM) You are off tangent. Agreeable std DSL in Setia Alam not hitting rm1m but the rental is low as well, about rm1500-1800. Based on 22*75 about rm800k, then yield is less than 3%. I stand to be corrected as I am not familiar with Setia Alam market. But given that you quoted rental yield in Cyberjaya is "koyak", please share your finding/fact where is the better rental yield landed. i think no landed have good yield except those specific landed near college/university areas... or some odd location where someone willing to rent your house with high yield... if just in general locations... no landed able to command good rental yield... never buy a landed if rental income is the main investment criteria...
