What I meant is I lower my margin of finance (but still keep some funds) and every month will pay more than the scheduled instalments or some times (irregularly) make larger payments.

Putting extra money into the flexi loan account will automatically reduce the tenure of payment coz the interest paid is less.

For example:

Loan 500k, tenure 35 years, 4.45% rate, monthly installment will be ~ RM 2350.

If you put in 500k into the flexi loan since day 1, every month RM 2350 will be deducted from your account for sure, but ultimately since there is no interest incurred, after ~ 18 years the 500k in the flexi account will be fully "deducted" and your loan is "settled".

That's mean even your loan tenure is 35 years, but in reality you only need to pay for about 18 years, due to no interest is charged to your loan account.

Exactly, for full flexi account, the bank will automatic deduct the installment from your loan account, as long as it is still excess amount in the account. No problem even you didn't pay the monthly installment.

Yes, if you are having a flexi loan, there's no point for you to put in any extra money as "downpayment", coz you can always put in the excess money to you loan account and interest will be reduced as well. On top of that, you still have the full flexibility to withdraw the excess money in case of emergency.

Why lock the money as "downpayment" as you can have choice to withdraw it anytime? You pay RM 10 per month for such facility, why not using it?

If I were you, I will dump via flexi plan for sure.. save interest while have the facility to withdraw, why not?

Samkor, both SEH / SPS and EM / EW teams are creative though they do share the same DNA. How I see it so far they try to do sth diff (from each others) in terms of marketing but so far both have done good jobs.

How many developer can let the purchaser to ride on helicopter to view the site, definately a very outstanding marketing strategy that most likely will boost the sales mah... tongue.gif tongue.gif

Yes Sam Kor. London City Island ( LCI ) talks in EM was last Sunday, occupancy of seats almost quite full.

Next round is same LCI talks but in Eco Macalister Penang as per ur post.
