Yeah, presint 1 is with limited greenery within the gated area, though there is a small park separated between the 20 x 65 and 20 x 70 units. From the master plan, the width of this park is about 5-6 DSL houses and length is about 6 rows, which translates to a linear park with the size about 35 meter x 150m. Not very small indeed.

I presume the JMC should think of a way how to make a good landscape on it.. Of course this will impose higher maintenance fee, but as an owner, I am definitely willing to pay extra for it.

Too bad the waterway is outside the fencing area, if it is inside then perhaps JMC can try to beautify the area to become a small landscape lake within the guarded area as well..

It will be a very beautiful presint indeed...

From my perception is really on par with those landscape in EcoMajestic... Congrate to the presint 2 and 3 purchasers, good landscape, good view, good material spec and of course good entry price...

Yeah, too bad SEH didn't make presint 1 as GnG with DMC , though this will incur higher maintenance fees..

For Ecomajestic, Cradleton and and Tenderfield I presume don't have water feature within the gated as well, but with reasonably size of green linear park...

Anyone know how presint 2 and presint 3 is going to be fenced up?

I presume units located along Jalan Ecohill 2/xx shall be the precint 2 while those Jalan Ecohill 3/xx shall be presint 3, am I correct?

I think Persiaran Ecohill Barat shall not being fenced up, it will be a public road...

Based on the masterplan, I think main entrance (with guard house) shall be along Jalan Ecohill 2 for presint 2, while the emergency exit should be somewhere at the starting of Jalan Ecohill 2/3.

Similarly, main entrance for presint 3 shall be along Jalan Ecohill 3, while the emergency exit should be somewhere at the end of Jalan Ecohill 2/3, near to the overhead bridge..

Superlink at the other side of Lekas shall be a standalone fencing area. In the masterplan, there is no road connected to the STP.. Furthermore the superlink is somehow at an elevated area, separated from STP with a mini lake and landscape I presume. To reach the STP, most likely there will be another road from Jalan Bangi I presume..

Any different thought?

If you see the fencing layout, SEH already in their plan to exclude the waterway within the fencing area when they let us sign the application letter during SPA signing.

Dunno why, perhaps they thought if putting the waterway within the fencing area, definitely will increase the maintenance fees..

If can have the waterway inside the fenced area, definitely it will be a plus point.

If want to fight, next time JMC must gather enough voice from residents to MPKJ...

Yes, you are right, this is a FnG, not GnG, the maintenance shall be handled by the MPKJ and residents are not paying to maintain it.. Yes, putting the waterway inside the fenced area should be able to reduce the chances people throw rubbish in it, but if inside the fenced area, MPKJ must come over frequently to do the maintenance, such as collect the leaves, dry twig from the tree etc.. Otherwise it will be a problem and eyesore and worse is inside the fencing area. Since now SEH going to make a linear garden at the waterway as well (presumably some garbage bin are provided), hopefully there will be less irresponsible people to throw the rubbish into the lake thereafter.

Talking about this, so is that mean the linear park inside the fenced area supposed to be stay as it is, RA cannot spend money to beautify or maintain it as it is public amenities belong to MPKJ right?

If really so, hopefully MPKJ can come to cut the grass and do maintenance often, otherwise it can be a problem as well...

Anyway, any idea how long it takes for transferring the public amenities to MPKJ upon VP? As stated in the SPA, the purchaser need to pay 6 months upfront maintenance fees to developer upon VP, so that developer can provide the services such as refuse disposal, drain cleaning, cutting grasses, etc before handling over to authority. If the waterway is inside fencing area, this upfront maintenance fee I suppose shall be abit higher as well, but of course it is not for long term.

As far as I understand, there is no UNIFI currently in Semenyih, only Streamyx 2/4 Mb is available for the moment. Can call the TM point in Pelangi Semenyih for verification.

Yeah, that's something SEH should do, furthermore that waterway will be near to the future apartment, suppose will be a hectic park area during evening period. MPKJ should do the maintenance efficiently and let's hope for the best.

From the masterplan, it seems like SEH is going to plant many trees along the waterway, hopefully it can improve the privacy of the residents.

From the last row of pistia, there is still has a road (Jalan Ecohill 1/3F) plus the waterway separating from the linear park and Jalan Ecohill 1/2, should be okay I presume.

Still one more year to go, I think TM shall consider it when there is demand, sure they want to do the business.

As I said, Jelok Impian and Kajang Perdana, which is very close to Semenyinh, also have the UNIFI already..

Thanks for sharing the experience in Palmwalk.. Cutting grass once every 2-3 weeks seems reasonable.

It will be great if the RA can beautify the linear garden, otherwise the greenery park shall look very plain and is a waste.

Did palmwalk request to add in any additional items into the linear garden?

With such entry price, SPS already tried their best to provide the amenities I presume, but of course can do even better. DSL residents by right can enjoy THE PARC better, too bad there are too many outsiders flooding the area.

I personally have shared the experience traveling from Dataran Merdeka to Semenyih during Friday 6.30pm also only takes about 1 hour 10 minutes..
