I think the bashing on SPS is rather unfair.
Yes, they could have done more, but one must remember the initial plan for each precint has been submitted and they have to work around it. With the competition around, they revised and work around the existing plan to provide additional value to purchaser. Presinct 1 do get greeneries, some private some public. Must remember initial plan it is not F&G and they promised to help purchasers to submit plan to get it F&G. Then raise the pushing to get it included waterway too into the F&G. This make it tough for them. Why? Plan/proposal has been submitted, and in this case pushing a little more luck? Comparison between P1 with P2 and P3 to me is deemed unfair. Pricing is higher, maintenance fee is there and the mechanism to operate is totally different. It has been clear from day 1, P1 will be handed over to MPK and P2 and P3 remains under SPS. Got to understand as well for any developer, new housing scheme shall have quota for affordable housing, in this case the launch of terrace and apartments (in future) shall help to satisfy this. Not everything shall be bad with public greeneries, here is only a commitment from MPK to maintain it, and with enough follow up and nagging and complain (if it deteriorates), it can be done. Desa Park City have it public too, no issue there. Also comparison with EM is a little unfair, price is totally more expensive and has higher maintenance too. |

What I meant it that you're pushing for luck here. There's still plenty of time to try and get the fence sorted out, and I am sure SPS will try to delivery it. Constant nagging will only make ppl feel irritated, and if I am the person handling it on their end, I might as well reach a point of just deleting the mail! Give them room to work and I'm sure it is possible to happen. Waterway inside the fenced area will be tricky, as I mentioned the initial plan submitted might be different and adding the fencing will already change things and trying to include the waterway in may make it difficult (plans might have been submitted). Concern as to people littering it is if it public is valid but shall be looked at a more holistic approach. Even if you make it private, there's no guarantee residents won't litter it! Would suggest you give SPS room to work, but continue giving them feedback but at the same time don't nag them so much. |

the reason i bring this up, is due to what was complained again and again previously. else i wouldn't be bothered. If I stay there, yes I might want the waterway to be included. But the reason why I chose not to stay there in the first place is due to the fact it is not G&G to begin with... What I am raising here is that, you can ask, you can feedback but be fair to them as I think they have done good job (albeit still can be improved) and should give them some room to breath as well. For own stay, it is a no brainer. Price might be on a high side, but it will be hard to find similar property within the next 1-2 years (EM is an exception).
Own stay, it is a lovely place, one that makes you feels home sweet home and never wanna go out of the house |

It is definitely going to be a problem.
Just the question is: Do they thought about it and if yes, what is the mitigation plan? Working hours? Do they collect residents feedback. Can't run away from it, as the whole area is being developed over the years and we are the initial lab rat. Just a matter of moving in, see how it goes and start to feedback to them to reduce the inconvenience. Sand, dust and all is expected, noise is expected, heck I even wonder how are the trucks going in and out of the housing area (pass by the guard house) and the frequent in and out will damage roads, etc or not… We shall see upon moving in and then talk to them. One thing for sure, I think they have similar issue with Setia Alam/Eco Park and definitely it is part of the approval permit to consider all this before they are allowed to start work on any additional buildings etc. |

This is don't worry yet.
1) Check with SPS they got do termite treatment before construction or not, if yes, it normally last 1-2 years. 2) Check Setia Alam/Ecopark ppl about their house condition and termite issue. Ask existing owner. 3) Do termite treatment before reno. 4) Do any reno you want. 5) Every few years just do termite treatment. |

alot of tldr but based on last question, seems like it is EPF withdrawal.
I did the same, all i did is to inform SPS before SPA signing about my intention, on the day itself, the lawyer took note of it (Post it note on my SPA document). Then they send me a photocopy of the SPA for me to bring to EPF for withdrawal (Certified true copy) |
