Semi flexi? Advance payment into the loan account will reduce the outstanding amount, and in then reduce the interest to be paid. Interest rate will remain fixed unless bnm revises the opr

Depending on the bank, some banks will require you to submit a form for advance payment. Please do not assume all excess payment will go to advance payment.

And yes your concept is correct, it will reduce the interest.

Nope it is because the bank cannot offer competitive rates. Try hlb, pbb and RHB they seem to be offering competitive rates in the market now.

If you say for investment maybe they will recommend dual key unit? Or maybe a smaller unit?

There is definitely some additional factor to consider if the property is for own stay vs investment, hence I think it is a fair question to ask.

The installment for car loan is already fixed throughout the loan tenure, so even if you perform early settlement there isn't any saving involved. Hence I would say do not fully settle the car, use the money for something else.
