Hi hope this is the correct place to ask about this . I wanted to reduce my loan principal in hoping to reduce the interest . But as I understand , isn't reducing interest essentially reduce the monthly installment ?

Mine is a flexi loan by cimb but this note came out when I select the option to reduce loan principal

user posted image

It's still undercon btw and I'm just paying interest at the moment .

Thanks in advance  notworthy.gif

Your monthly installment amount will not change. What changes is the outstanding premium used to calculate the daily interest by subtracting the amount placed in the current account that is tied to your loan account for flexi loan.

Hi,

I received offers for a new property loan. Need advise to finalise the loan asap. Which is the best (lower BR-fluctuate or lower SR-fixed) if advance payment + early settlement. TIA.

(1) PBB ISLAMIC HOME FINANCING
Loan Amount : RM 494,100 (81%)
MRTT (Coverage RM305k @ 30 years) + Critical Illness (Cover RM50k For 15 Years)
Total Loan Approved: RM520,277

INTEREST RATE : 2.90% P.A (BR 2.27% + SR 0.63%)
Tenure: 30 yrs

(2) MBB Maxihome (Semi Flexi Loan)
Loan Amount : RM 549,000 (90%)
MRTA (Coverage RM549k @ 30 years) = RM30,017

INTEREST RATE : 3.00% P.A (BR 1.75% + SR 0.63%)
Tenure: 30 yrs

(3) RHB Full flexi loan
Loan Amount : RM530,000 (87%)
MRTA (Coverage RM271k @ 20 years)
Total Loan Approved: RM540,880

INTEREST RATE : 2.90% P.A (BR 2.50% + SR 0.40%)
Tenure: 31 yrs

*P/S: Planned to have earlier settlement & not going to drag up to 30 years.
*
For the PBB loan, 25k for MRTT? if you are going to pay off your loan earlier you probably do not need 30 years coverage? Possible to take 15 years instead?

if i currently have a 700k loan property without any mrta/mlta (not buying any when bought this property few years ago), and going to buy another property with loan amount 500k.

Can I buy a MLTA worth of 1 mil. So that there is at least 1 mil coverage for the 1.2 mil debt.....of coz have some spare cash to offset the 200k difference.

Also....the MLTA you mention earlier is from which insurance company ?

Why not just buy life insurance though?

Hi Sifus,

I have a house loan of 38 years. Currently have paid for 10 years.

If I want to make sure the loan is fully paid at its 28th-year, what can I do now? Can I pay more into the monthly instalment?

Thanks.

Your loan is semi flexi or full flexi?

Means we do not need to compare base rates anymore?

Hi all,

just got approval recently and wanted to contribute as this thread really helped alot in terms of providing info on current market.

HLB
loan amount: RM777,600
mrta (150 k 10 years): RM1,134
Total: RM778,734
interest rate: 2.85%
tenure: 35 years

Opted for minimum MRTA as i plan to get life insurance separately. Property is under construction.

Is MRTA now mandatory for HLB? or u chose to get MRTA with them?

Not mandatory but banker mentioned will have to put minimal amount (RM1-2k) to get a better rate.
*
That wasn't the case few years back. Guess they have changed their policy.

Hi, just want to ask about interest rate.

HLB
2.63+0.22 = 2.85%

PBB
2.27+0.58 = 2.85%

Both also 2.85%, but PBB claim theirs is better due to low BR = more stable. How to tell which one is good.

Thank you.

I read somewhere saying that low BR translate into lower investment into their capabilities, meaning lower cost. Not sure how true is that. Can any sifu provide some insight?

Guys, any bank can offer lower than 2.85 % ?

600k
semi flexi
35 years
undercon
90% loan

Both MBB and PBB offer 2.85%
*
Did you try HLB? for mine, PBB and HLB offers the lowest rate, but that was a year ago.

May I know which bank currently offer the best mortgage rate?

Want to get the loan with best rate, semi flexi or full flexi will be okay as long as rate is attractive.

Try HLB and PBB. I applied for 4 banks including Rhb and mbb too but those two offered me the lowest rate
