No issue if your lawyer can perform both SPA and Loan Agreement.

But not recommended to use the same lawyer for both Buyer and Seller.

Any kind of insurance is good because it covers your loan.

You can always finance in into the loan and don't have to come up with the upfront money if you don't have the cash.

Otherwise, get it as your life insurance instead.

CLTA provides a level coverage. MRTA will be cheaper as the coverage reduces over the years.

Both are still insurance depending on what is your need.
