Thank you for your reply. According to the bank, they take value of nearby transacted property as benchmark.
Sales property agent on the other hand said bank usually take more conservative value.
Which one you think is trustable?

The bank will take the valuer input, whereby whether it's based on their assessment or transacted price on the location.

Thank you. Should consider if I should buy this property as it's overpriced by developer.

scenario
if i take markup loan for the agreed price of 200k(actual price) to 235k (markup price) so i dont hav to pay deposit. But bank offers something like 230k instead.

1- Can i just take 200k instead or can i take 230k?
2- if i take that 230k, how do i get that 30k back? or seller takes all

Hi anyone can help me calculate how much loan i can get?

Gross income 8.5k + 3k (source from 2 company)
car loan 944
house loan 842 + 2716 = 3558

Rental income 850

No personal loan no cc outstanding. But CC got installment around 2k left

Planning to buy 3rd condo for investment so i'm aware of the 70% loan

1. You can take 200k only, no issue
2. seller gets it, then you have to get seller to pay you back.

Saw from ringgitplus Bank of China offers 3.8% interest in house loan, while the rest of the bank all above 4%. Do they really offer that low? Anyone have mortgage with them and is there anything to look out for?

Need help from the sifus here.

From my experience with certain banks, the home loan file is stored in the branch where the banker is from. The property I am buying is in PJ but I am recommended a Maybank banker in Tanjung Malim.

Is the practice the same for Maybank where the home loan file will be kept at the banker's branch? It will be very troublesome if I have to go to Tanjung Malim for any dealings related to my home loan file if that's the case.

There is an * with that. It’s only low for 1st 2 years. Then will raise up to 4++

Hi, I have a home loan from Maybank. The profit charged on the last day of every month. My question is: is there any benefit if I pay fully at the first day every month? For example, I am going to be charged RM1000 on 29 Feb 2020, but I have paid RM1000 on 1 Feb 2020. Will I save more money in the long run?

nope, since it's calculated on a daily rest, it makes no difference.

Sorry I don't quite get it. I thought I should save a little if it is daily rest? I have paid RM1000 on the first day, the loan amount should be reduced by RM1000 already right?

no it won't because anytime you make a prepayment, it will be calculated as a savings already as daily rest would be anytime you deposit money, it will be pro-rated immediately.
