Anyone try before for asking current bank loan to lower down 0.25 of loan interest rate when got better refinancing offer from other bank? Wonder how high chance is it hmm.gif

Another reason is majority borrowers seldom complete the loan tenure not because of refinancing but subsale or extra funds availability.

No doubt interest rate is important to a borrower but he should also look into how to settle the loan in the shortest time which will save on interest payment and the very good reason why borrowers prefer flexi loan package.

Thanks, you got some points here.
I did refinance due to diff of 0.22 interest rate, calculations show it's able to save me at least 20-30k after deduct all the costs.
Settle loan will be my second option as long as I can get higher rate in fd/investment smile.gif

Current OPR is 2.75 and it's still able to increase up to 3.25 since this is the highest before covid time.

Other than secured investment like fd, if is other investments and if it gets burnt, banks dont care. But if borrowers dont settle the loan for whatever reasons banks will chase till grave.

Yeah did the calculations as well, as long not selling the unit in coming 4-5 years then won't have any loss for my side.
So far I only choose fd investment, like you mentioned it's secured and bank so far can offer quite good rate, guess it's the priority benefits wink.gif

Yes, 3.9 is quite normal, next year probably will go up to 4.4 after OPR increase two times

I used back my spa lawyer for the LA and he offer me discounted price which is 9k in total, another 2k is the valuation fee.

My previous banker told me that higher loan amount can get lower rate, I think it might because bank can earn more interest and commission from MRTA/MLTA, but how much difference will depends on bank side.

Sometimes need to ask from more banks as every banks give different rate, for example I got 3.73 rate offer for 600k refinancing from HSBC while other banks rate offer stay around 3.90-4.00.

You should contact different bank's banker because only they can provide you the actual answer.
May try ambank, pbb, rhb and hsbc, then take the lowest rate offer.

I think there's mistake here? Usually it's lower first in earlier and higher interest after that, like first two years 3.65 then 3.85 thereafter.
