QUOTE(lamevivi @ Oct 27 2021, 11:23 PM) If both pbb and mbb 2.85%, but mrta for pbb is much higher than mbb. Which would you take? How bout if both same mrta pricing? If both same mrta, choose your preferred bank or nearest to your area one. If one is higher than another, compare the coverage and see if you need that much coverage.

QUOTE(lamevivi @ Oct 28 2021, 06:18 AM) Thanks for reply. Any difference between Takaful MRTT and AIA MRTA. Takaful being alot cheaper than AIA for my case. Which would any of you pick? Stucked between both. Coverage amounts and years are same? This post has been edited by apalexar: Oct 28 2021, 08:01 AM

QUOTE(lamevivi @ Oct 28 2021, 11:22 AM) Yes. Just that takaful is like throwing all funds into a pot and the one kena will take it. Takaful doesn't consider job occupation but ask for medical report. But AIA method is just collecting it straight. AIA consider job occupation risk so it's much higher pricing Which one will you take? If coverages are all the same, then I will just pick the lower price one, just be careful some hidden tnc before you proceed.

QUOTE(Pain4UrsinZ @ Nov 15 2022, 06:45 PM) I checked offer letter and facilities agreement both didn't mention off set cap, I checked with Maybank agent she said no cap can 100% offset on interest. If not stated then no cap, borrow 500k can deposit 500k to offset full interest.

QUOTE(mini orchard @ Nov 16 2022, 08:03 AM) No agreement can have ALL terms stated. Only the important terms are in the contract. Other administrative procedures or tnc which are subject to reviews are not incorporated. For eg, some agreement stated 'Other Costs' are chargeable to borrower but it didnt specify the details of other costs. So is at discretion of the bank to charge or waive. If offset cap present then normally should have listed in OL, at least my OL from two diff banks got listed (not tiger bank). Anyway usually semi-flexi won't have offset cap as there will have charges when perform withdrawal.

QUOTE(lewissac @ Nov 18 2022, 09:46 AM) Have you seek for other bank offer? Best rate / offer also depends whether the rate is low or not, whether th bank able to loan you maximum amount of not, etc etc... If you have only one bank offering you maximum loan amount but alight higher rates, it may still the best rate for you, since other banks may not offer maximum loan amount. Lowest among 3 banks so far, and if compare to other member's posts here seems like still the lowest. Going to sign LO next week This post has been edited by apalexar: Nov 18 2022, 10:43 AM

For those taking loan for property that's under construction: Let's say your property will be completed in 2 years later while you had apply 35 years loan, the monthly instalments will be calculated based on 33 years instead 35; hence, the longer the construction period, the higher the monthly instalment amount later, new buyers may take notes on this.
Ps: sifus may correct me if there's anything wrong mentioned above.

QUOTE(mini orchard @ Nov 21 2022, 06:56 AM) Borrower have to start the repayment after 2 years no matter if the building is completed or otherwise. If the construction delay and take 3 years, buyer will pay progressive interest for 3 years and monthly instalments based on 32 years; If the building somehow couldn't complete due to developer financial issue, buyer will stuck at paying progressive interest until the loan expiry date, isn't that so?

QUOTE(lifebalance @ Nov 21 2022, 09:24 AM) Your loan is factored with the additional tenure for construction project. Your original tenure starts upon completion of the construction. Weird, my loan tenure 35 years total, 1st progressive interest payment started in Sept 2019, 1st monthly instalment in early 2021 and loan expiry date show Sept 2054, something went wrong?

QUOTE(Rinth @ Nov 21 2022, 10:51 AM) minor adjustment on the end tenure due to fluctuation of interest rates....in fact for your case it isnt run off too far.....early 2021 to sept 2054 which is 34 years 6mths ++, which is approximate 35 years. normally the loan installment is based on 35 years AFTER construction is completed, whereby the 1st installment start when the loan is fully disbursed. Err early 2021 or lets say Jan 2021 to Sept 2054 is actually 33 years 8 months

Just read back my LA, the tenure term listed "420 months from first disbursement" so everything is correct New applicants need to take notes on this term whether tenure start at first/full disbursement.
