2.89% flexi
loan amount: 380K

I check online mostly over 3%
The lower interest the better right? anthing else i need to take note when chose loan?
*
Yes ofc lower interest better, but take note on other tnc such as MRTA/MLTA, lock in period, interest capped, monthly charges, etc.

Your loan is approved with 90% + 4% MRTA
Interest rate: 2.89%

Tenure: 33 years

Installment: RM1,641 pm
*MRTA covering RM398,700 for 16 years including 3 years interim period
Premium will be refunded at the end of 16 years provided no claims have been made.

good catch? hmm.gif

this MRTA 4% how does it work.. need to pay annually or is already included in the instalment?
*
4% of your loan amount, if loan 400k means 16k MRTA, usually included in total loan amount and become 416k.

Since premium will be refunded if no claims made, I guess overall loss around 7~8k roughly for 16 years because of the interest rate you're paying.

If you're not planning to pay off the loan earlier, it's better to extend or get extra coverage from others or else I believe it's quite hard for you to buy another MRTA/MLTA after 16 years, or unless there's someone else can help you pay the loan if something happen to you.

200k for 30 years.
Abit unsure about this part. So going to ask the banker again tomorrow.
*
Personally I feel it's not enough for a 35 years 5++k loan.

hmmm banker said this would be best for us.
MLTA. Banker put the amount into the loan otherwise the interest rate would be higher
*
Check with banker if MRTA is available too and understand the difference between both, then think about the best coverage amount and years for yourself. smile.gif

Loan offer:
Interest: 2.7 + 0.45 = 3.15%
30 years
Loan amount 421k

Monthly salary: 6.2k
Dsr, CTOS, CCRIS: checked with few SA before. All say cantik
Reason: own stay

First time home buyer. At first registered for this project due to the offer and good package. And also thought. Since I'm ok with the location, why not try for it. See how I fare with Mortgage loans. Now the LO is here. Time to make a decision. Let's say after 1 week consideration, I feel there are better options and package around.

1) can I just let the loan offer lapsed? Or reject it? Will it affect my CTOS score?
2) is 3.15% a good rate? What is the baseline that we should be looking at? Sorry for the noob question, first time home buyer. 😅
*
1. It won't affect your score.
2. Tbh 3.15 is not a good rate, try look for rate around 2.95.

Btw is 3.15 from cimb?

Thanks for the quick reply. Nope. It's from Affin.

Another question is. Let's say the SA mention the project panel bank is only Affin and MBSB, if I want to try out for other banks. Can I do so? Do I need to get a runner for it? Or can I do it myself just by filling up forms from bank website / branch?
*
Hmm this one I'm not sure about it, need other sifu answer, sorry can't help sweat.gif
But it's weird that such project panel bank only those 2, cause usually the common one are like mbb, pbb, cimb, rhb.

*

Hello,

My friend bought a house in penang cost 600k+. Recently received letter regarding MOT, he called lawyer to check, cost of Rm20,000+, is it normal?

Thanks in advance.
*
I think 20k+ for only MOT a bit high, can you list down all the charges that make up to amount 20k+? Or take a photo of the invoice given by the lawyer.

Aftter my MBB loan approved, my PBB's sales called me said try appeal to 2.85%, in the same time I received call from PBB's bank officer said no such thing as 2.85%, PBB lowest offer is 2.90%

HLB's sales also the same, once they knew you going to sign other offer, the sales personnel will counter you better rates, but it just a "verbal promise", i doubt that can be fill up
*
Sometimes it could be 2.85 but only for first year

Do you compare with other banks eg RHB and SC?

SC is 70% as well but no MRTA/MLTA needed, heard that RHB don't have cap but with certain tnc.

Guys, would like to ask that:

1. After sign LO, can we cancel the offer without penalty?

Upon checking the docs, I found that I would have to pay 2k if didn’t take up the loan at the end.

Is this true?

2. Can we ask for revised if BNM announced lower OPR in the upcoming week?
*
1. Yes
2. Your rate should be adjusted automatically if OPR reduce later

Hi, I recently applied for a mortgage loan and it was successful. The banker later included fire insurance from another insurance company into the quotation.

May I know is it compulsory to buy this fire insurance? I am currently buying a sub sale landed property.
