the majority ecopark owners cannot access as they fenced it up...need to get into certain phase's parcel..n not so near to house. While i was at my frien's place at ecopark... bungalow unit.. wanna see thr lake.. need to walk so far and still couldnt see it as it is fenced...ok see it outside the fence damn..tongue.gif Only limited units get to enjoy it...well...to me the lake like this is not really enjoyable. paint brush or not..it is definitely not teh tarik. Need to go there to see it yourself..for those who are interested. Ecopark...majority bungalows have no lake access or view.

22x80 vs old phase 26x95? common nowadays for developet to shrink the size and built up n lower the price. Good for ppls wanna lower abs price but it wont damage the subsales market..in fact this will readjust n push the subsales better if it is undervalue...to see i see sps good move for both new n old buyer. Btw, the bigger type 24x80 new jewel of gresmere ll be priced as rm1.4mil gross..22x80 gross ll be around rm1.1xm...rebate unknown yet.

Dont think it is hot....setia alam so cold now. Wonder wats the sales chart look like. Rimba villa in setia alam also slow..the take up much lower.

JoG or cyberjaya landed nowadays more for ownstayers...so dont expect it to be fully sold like those old days

No... more on those traditional mindset i.e dont want to be control by house rules set by jmb..so they can do whatever they want on the house both internally and externally. Also strata title prop normally comes with higher maintenance fees..many traditional cina apak mindset will not be willing to pay that...

I hope u r not taking it personal. When my friend took his key, i was there in Liu Li gardens and we also visited the left over unit of grasilis. Sales also confirmed that the master bedroom of smd grasilis is smaller than Liu Li Eg You Mei master bedroom If you still dont believe pls see the link below with the measurement given in developer website:

There must be some reasons why this smd cannot sell. N my friends and I were analysing it head to tail when he decided to go for the link which he see more value compare to grasilis smd as both were launched n ballot same time. Well, in fact setia ecoglades still thr best landed property in cyberjaya.

Thats why i wanna know what he or she buy and investment actually. But she refused to answer and only continue to tell ppls dont buy property...dont want to tell which area is investable but keep saying cyberjaya cannot make it n wonder where i she staying now. At least forummer dare to give view to support certain proj due to their view etc. Correct or not in future we will confirm but she is just said no no no to all proerties and never suggest or support one property in forum..lol we can only laugh saja

The downside of Jog which belong to islands will be the maintenance of the lake in future. Developer ll handover to islands residents so the cost to maintainence fees for islands units could be escalated crazily. N all the hassle to take care of the lake compare to mainland properties in seg which not liable for that. The demand n price in long term ll reflect this area for eg in dpc...amelia southlake safa levenue all have better demand becoz of much lower maintenance fees due to no facilities n individual title i.e less unnecessary holding cost

At least SEG has no flood like The Eco World's EM in semonyet. Ecowaterpark due to rains yesterday. Apparently SEG (somemore with islands) is good n steady after the heavy rains according to the source haha. Other part of cyber not sure survive or not.

It is in eco majestic thread. Water went into the units. Seg earlier has high water level in common area after heavy rains. Not sure it is fixed.
