Looking at the video, just fell in love with SEG. I believe the land is swamp land previously. Isn't there any concern of land sinking?
*
its not, check back previous threads, there is discussion on this...

Well there are few angles to look.at things...

1. Value for money....good time to pick up dead chicken
2. Previously overpriced - they cant moved the stock at existing price...hence heavy discounted now...previous buyers kena screwed kau kau backside.
3. Market in cyber is seriously overhang. Need time to adjust. This perhaps not limiting to cyber...

Its unknown for setia to give above 10% rebate anywhere...even the so called failed place setia alam by so many forumers here didnt (need) to give 20% rebate to entice buyers.....maybe their setia residences will need some incentives...
*
The rebates has been the same since day 1 for the condo parcel. It's their strategy to entice buyers with more than 2 props. So nobody backside bleeding for now. Future I don't know lol.

U mean at the roundabout they don't follow the roundabout flow but turn right and u-turn?
*
i think he meant ppl using linkaran putrajaya and then go in the flyover into SEG to make a U turn.

dont see what benefit from doing that unless u are really in the wrong direction.

Big back yard area in SEG cannot be compared to those old development with narrow backlane.
Many just commented without properly assessing the actual condition.

If u ever visit, had seen rear yard size & tree types, then u won't make such comments. Lol

Size not an issue. It's the tree species.

I use to have 2 mango and 2 rambutan tree in my home compound. Those red ants are everywhere in the garden. Had to chop those tree down.

Lucky thing is that those ants don't go into your home. But they are everywhere outside.

Yeap,,, really slow. Ratio about 40% sold as of today. Many loan rejected and valuation not up to mark. Banks getting tough these days and it is happening to all projects.

SEG need to reduce the premium factored in.
*
Which parcel SEG sold 40% ?

It's the design issue la, coz specific design kena. Expect a reputable developer to solve the root cause rather than repair only when damages happen.
*
I think partly owner maintenance issue also.

Got 1 said is leave choking the water outlet.

Problem solved every time developer clear the choke.

Maintenance, leaves accumulates on the roof and blocking the water way and found its way into the roof. Once cleaned, then its fine. It was cleaned several times by Setia contractors and it keeps getting blocked by the leaves after some time and once its blocked, then water sips in. Guess the roof needs to be done better? (i don't know about it, guessing low quality job that water can sips in into the roof). Mostly happened to the unit with the flat roof type. The usual slanted roof have no issue with it as im aware of.
*
Possible solution is to trim the trees frequently or remove the one close to affected area.

Jmb approve then can do already right ?
