Yeah, cbj more infra. Matured I am not sure. Cyberjaya development is quite slow.
It does grow but the pace is slower.
Semenyih on the other hand grow much faster pace.
It is still considered a kampong/small town atm. But the development likely grow faster when SEH and EM completed.
As for landscape, I saw SEH landscaping, I won’t say it beats DPC, I won’t say it is world class, but I fell in love with it.
I am vested in both CBJ and Semenyih.
I chose to stay in Semenyih when it is done
CBJ for me, for the same price, I get landed in Semenyih, downside is only CBJ location to me is better.
Better in the sense MEX to KLCC is 10 minutes for me. I won’t compare other part of KL with Semenyih.
And I won’t say other ppl can do it at 10 minutes, legal limit driving = 30 minutes still.
If someone has proven with video that semenyih to kl about 30-45 minutes, I believe him.
For the price, you cannot complain of the slightly extra distance.
Cyberjaya connectivity is actually not that good either. Nearest mall (ioi city mall), nearest big town that ppl always go, Seri Kembangan (includes Equine) or Puchong.
Semenyih nearest big town Kajang/ Balakong/ Sungai Long. For me I’ll go to Balakong/ Sungai Long.
I think distance wise, it is easier to go to Balakong from Semenyih rather than CBJ to Puchong.
Really, one shouldn’t compare both location.
Totally opposite to one another.
But if I you ask me, landed in CBJ and landed in Semenyih same price. If I am still working, I take CBJ.
If I am retired, I take Semenyih, it feels like small town with slower pace of life.
If CBJ price double more exp than Semenyih (which is what happens now), I’d take Semenyih.
CBJ price is actually overpriced. For a guy vested in CBJ, I shudder to think what happens when all the development complete, so many empty houses and wonder if there is enough takers or people who wants to stay there.
Oh don’t forget cheap housing from PRIMA in CBJ will shatter market as well.
yes, I'm very agree with your comparison.. that's the fact. most of the people prefer cyberjaya, but just its a little overprice...
anyhow, its already started with higher price, if lower the price will hurts many buyer.. so will stay stagnant for the next 5-10 years.. since its beyond future price...
