For same price... Condo is still higher standard compare to wip.. For middle n lower range

Since same price n lower... Gotta take the advantage

Only my 2nd unit here, assuming if I were to buy. First one is positive simply because its a cash purchase. Didn't do the maths if the rental is more than a typical FD rate. Rented out at RM1,750, but its fully furnished nicely (previously for own stay).

Have always been very tempted to go for auction units but the condition of the unit is something that scares me....the unknown....

Bare unit perhaps. I used to rent my unit out at RM2k but that was to a foreigner. Now only RM1,700, 10%++ drop from previous rate but am not complaining. As crappy as this property might be, as pictured by some quarters, its still actually considered above average in my portfolio. Guess the location and the price point really helps alot. (There are many other more expensive properties within its vicinity).

No, it's not developer unit. Subsale. A friend of mine is selling, asking whether I'm willing to takeover. He's ok that if I were to pay him back the deposit by installment. Only thing in mind is that I have to come out with legal fees for SPA and loan.

Apparently, the parking is side-by-side one.

I went on to search parklane oug in mudah.my just now. Smoke, there's so many units up to rent. Yes, October's listing. doh.gif

which mean he struggle to sell his unit at RM390k also.

the ads in mudah.my, iproperty and property listing site is forever keeping alive there nor matter the unit rent out or not.

it for agent to build their SEO & ranking, i believe when u call, he will say that unit is rent out, but he got a few more on his list but different condition.

it wont tell u the full picture.

Sold at 302k. Still cheaper than last round pricing.
Good catch considered is a unit from Block E, supposedly the better managed block. thumbsup.gif
