Robert kor, mostly EM units has bigger build up size although the land size the same (especially DSL 1). Material also is much better... Also, fully gated and guarded with lovely gardens and parks inside the precinct which is only accessible by residence. That i believe 1 of the reason with rhe higher price but renovation of the exterior is not possible since is strata tittle.

Depends on which 1 you are referring to. If 20x70, BU definitely EM is much bigger than SEH. Only the new 1 can match EM in terms of BU (but not the cheapest type). Price, SEH more cheap

I agree with you on this. The clustered semiD in EM just too small (i mean the land size). The smallest just 32x70. Compare to errana, if not mistaken it is 36x78. Price also expensive... Although cannot direct compare coz launching date different by at least 8-9mths... Still SEH more worth.

It will take about 30 to 35 mins using skve. I am currently staying in semenyih and it take me around that time to reach.

To one city USJ, it take me 40 to 45 mins also using skve connect to ldp.

To heart of town shangrila hotel...It take me 50 mins to an hr (leave house at 7am) using kl seremban highway n using smart tunnel.

I did emailed to SEH team on this and as per update 2-3months+ ago no approval has been received from MPKJ yet for both fencing ans guard house. I was hoping SP Setia can get this done soon but seem like we only will know when nearing or during VP time. You may email to them or call them to check on the progress of this. As far as I am concern, we already have over 85% of ppl signed the paper for the guard house and fencing. If SP setia cant can this done we as residence will need to put pressure to MPKJ (especially after forming committee).

No pay is ok but if got theif or robbers dont expect the guard to help or the rest who pay to help. Any problem call the police yourself. Really irresponsible!

Take picture of the unit, and put the info on the notice board in the welcome center..

1.) to make this stupiak feel malu
2.) to indirectly tell people this unit no guard will jaga punya, welcome to pay them a visit...   

Beside, impose more regulation to this selfish people, of course can allow he/she goes in and out (owner mah), but everytime in and out, must turun kereta and fill up forms loh...   

Maybe can take pictures of the unit don't pay to share in the lyn thread too.. so more people know they don't pay maintenance fees...

This fellow very free one la, very like SEH and EM but cannot afford so always come forum kacau kacau...and always go emjoy freefood whenever SEH or. EM got event....

Last 2 weeks sps emailed me that the gurad house is already approved by mpkj and sp setia confirm will built for it and the fencing still in progress approval by mpkj....more than 95% of the purchasers signed th agreement to built the guard house and fence so will not be an issue to get the approval

If you do feel the same - selfish and irresponsible, ask your friend to pay.  It's the responsibility of all the residents to take good care of their living community.  Ask your friend don't be so narrow minded, if the community is unsuccessful, his / her investment may be at stake too.
