A par 3, or par-3 hole, is a hole that an expert golfer is expected to need only three strokes to complete. Par-3 holes are the shortest holes on the golf course, holes that are short enough that the golfer can try to hit the green with his tee shot. A hole's par always includes two putts, so a par 3 is one where the expert golfer is expected to hit the green in one stroke, then take two putts to get the ball into the hole.

I've spotted this project too.
Very low density 4units or 1 unit per floor (bungalow in the sky).
32floors,estimated around 128 units or lesser only.
heard SA it wil be launched end of 2015 after COMPLEXION condo.
located at the central, better location nearer to Ioicitymall.
waiting for this!!!

Ok, thanks. My guess is they may delay the launch to 2016 (since connextion launch first) and the price may not be cheap. I do like the townhouse. Something to keep an eye on.

IOI City Mall plans to expand its phase 2 which will add in at least 1mil square feet NLA to recently opened 1.5mil square feet mall. When completed, IOI City Mall (NLA of 2.5mil square feet) will be the largest mall in Malaysia.

big is good if its well plan and user friendly... not like 1u and mv... u're js turning around the same corner if shop in mv and 1u..

Don't like One U and paradigm mall. Messy masterplan.
paradigm mall carpark is the worst..
shop in one U feel breathless, low ceiling height like shopping in cage. Not relaxing at all. The only only pros is many tenants/shops.

I was told that the villa at Par 3 will be build beside the sewage treatment facility for puteri palma condo. My friend is staying at block B of puteri palma and the smell is unbearable !!!

I was also told that the residents of puteri palma are strongly against Par 3 project as the condo will be build right beside the guard house of puteri palma condo and the soon to be build 32 floors condo at Par 3 will block the golf view of many residents at puteri palma. When IOI marketed puteri palma to public, they claim that this condo will be surrounded by golf course with clear natural view hence many buyers of puteri palma felt cheated by IOI.

This is typical IOI (chinaman style) who promised the moon when they marketed their luxury houses on top of the hills at Bandar puteri puchong . After people bought into their idea and purchased the units, IOI build a large condo nearby which causes many houses to crack.

IOI as a developer still lacks class and credibility unlike YTL or SP Setia

Hi , my sister is staying at puteri palma 3 and the major complaint currently is many units (some costs above RM 1 million) are being rented out to retail companies of IOI city mall who will squeeze about 10 foreign workers (bangla, Nepal, Myanmar) into one condo because they cannot find other place to stay which is within walking distance to the mall. Imagine spending over RM 1 mil to buy a supposedly premium condo and am now having bangla, myanmmar and Nepalese as neighbour??? I agree with Rivalry that IOI lacks class and they are only interested to make profit at all cost. IOI should at least anticipate this potential problem and build hostels or flat to house the foreign workers

As the next phase of IOI city mall is going to start soon, you can expect more foreign workers flocking into this neighbourhood and I bet they will move into Par 3 which will probably cost less than Puteri palma 3 units.

If I remember correctly, the sales agent told me the price is about RM 800 psf meaning cheapest unit price is about to RM 800K. I had check out the building site and am disappointed that it will be located too close to puteri palma condo. The town villa is right beside block B of puteri palma condo which means there will be no privacy at all as some residents at block B will be staring directly at the town villa.

Furthermore the sewage treatment site is located right beside the future town villa. Not worth buying in my opinion. Just because they have a mall nearby does not mean they can market it at premium price..... And IOI city mall is not even near the class of Pavillion KL.

Stay near Uni,campus We have problem with foreigner students as well.

Stay near to mall also like this.this is not a first mall i know la.We who have rights as malaysian citizen need to find home outskirts of city centre to live,to work.whylaaa..

IOI is a typical greedy developer who is only interested to make money. They have no long term planning for township and do not anticipate any potential problems which may later affect the value of the property they had sold.

IOI caters more to the low and medium income group. They have no successful track record in building luxury property . Par 3 is too expensive and overrated . Go see the actual building site and you will understand what I mean. They are trying to squeeze in a 32 floor condo and town villas into a small plot of land .

Is common in malaysia that near mallthe condo will have foreign workers. Near uni will have africant student..can't do anything about it.. now..But what concern me more is that the maintenance management puteri palma , the maintenance is getting worst , the elevators condition is horrible, the swiming pool have sand and slimy, the fish pond the water is murky can't see the fish at all.. when go make a complaint they put the blame on the foreign workers .speechless. ..

Checking their Gems Residences and realised the Par 3 which is not from Gems. Much expensive and kind of position as lower density n higher end there. The view to golf course is stunning le. Not much review on this proj except more detail one from propcafe.

Went to IOI City Mall that day and noticed this condo. Look quite nice, but it seems quite empty. Any owner to share their experience? Thread here also not active. So dead this area? See Connezion there like quite lively?

Went to IOI City Mall that day and noticed this condo. Look quite nice, but it seems quite empty. Any owner to share their experience? Thread here also not active. So dead this area? See Connezion there like quite lively?

From the website, the view looks stunning, facing the golf course. That time I went was night time and it seems many units are not lighted up. Probably the occupancy seems still very low, as the condo was completed back in 2019, which make me a bit hesitate, if I overlooked something?

Ohh.. lol. I must be greedy then. Planning for own stay meanwhile hoping it still good for rental, in case I am moving to other place. Really wondering why the occupancy is so low, considering the location and accessibility. Probably something I have overlooked and hopefully owner or someone familiar with this area could share your insight

If you ask me, I see there are few commercial office blocks right beside IOI city mall. And I can see there are universities and hospitals nearby, and all these office executives, lecturers and doctors could be potential tenants?

Maybe just simply because it's putrajaya? The population is not there yet, not many are working or living ard that area, maybe in a decade it will be prosperous when more things moving there, ie companies, schools, commercial activities

Based on your que n replies I sense u are quite weak in analysing

For investment 1 property like this can burn u if it doesnt turn out the way u wanted

Maybe U already have many props under ur belt then i might be very wrong in my own views

For own stay tho its different

Good view with plenty of greeneries for own stay

I see. yea. probably. and the entry price could be another reason. Just get in contact with the IOI sales agent, 700k - 1 Mil for a condo, probably here is still not ready yet. But i am looking for own stay, so probably fine as my wife working place is quite near, and I can travel via MRT. Just in case some issue like building quality, poor management or building structure problem that probably I could have overlooked or wouldn't know without the input from owner. Thanks for your input.

Yes. sir. This is going to be my first property, that's why you can feel my question and replies is weak when talking about the target tenant as I can just answer like a noobies. So this is the reason I come and seek more inputs, particularly those who are more experienced or familiar with this area or property.

for issues like building quality, poor management or building structure problem, since this is a completed project, you can actually visit and have a view there, if quality and management not good then it will definitely show up in the surface of common area and facilities, structure problem can also be discover through actual unit visit, so this wouldn't be a big problem la, jz need time to go there and inspect by yourself. But for own stay, can survey about the neighbourhood, in the end good neighbours definitely will make your living there a lot peaceful and enjoyable. Happy hunting for your first property biggrin.gif

I see

Any other areas u looking at? I think for first property u have to look into proven locations with high demands

Dont need to be high end luxury condo for investment

As long as rental is good n cover at least 80% of monthly installment to me is good

Even cheap low cost flat in right location giving better roi than condos

Unit owner here . I did quite a few analysis and found that its a convenient neighbourhood. With the largest mall in Malaysia within walking distance, it can't get any easier. Rental market is easily 4k up with mostly expat families sending their kids to nearby top International School. Ask any questions you like and If you'd like to share the referral fee, PM me.
