Land 2400 sqft for RM35K so cheap... damn.
Why not just build wooden / papan house? It can look nice too.

Hope I can buy a 2 terrace land here in PJ for that price...

the floor, u know the wood rumah org kaya tu? ya, i use that one, but made of rubber and 5mm thick, more silent compared to wooden flooring rumah banglo

roof? yes, 16feet wide 8 feet tall

still got land? yes, for bumi, starting from 35K

TS, why not just hire a contractor and build a house? Sure cheaper and not inflated price like those built by developer
