I think no worries for the road to skve, i think if not mistaken still need about 1 1/2 years to complete.
If you review other township like Setia Alam, Kemuning Utama, or Desa Park City, their appreciation jump sudden once people see the real product (Plantation, Nice Guard House, surrounding and etc) only able to attract their interest.

Take myself, as the example. I bought KU around RM290K at year 2007. That time still many units to select (even you can select east, west, south, north also same price), intro to friends / relative, they not really interested that time RM309k, say wait drop price 1st.
Once my house completed, they come visit, feel surprising with the products. 2 relative bought phase 3 with RM360k. Then my friends still thinking even love it.
2 years later think, finally action for last 2nd phase, i think about above RM460k++. They need overnight stay in developer office. Then the last phase around RM500k, they need to before 1 day morning already sit in developer office blink.gif

All my friends and relatives bought for stay smile.gif

Connectivity sure important, but is in progress, so nothing to worry much. public transport i think IJM will try arrange this as below article. hahaha
Appreciation up not really talk about selling or not, but indirectly telling demand is high, that more people confident to stay there and also means the township is happening as a good neighborhood, not a silent town.

quite hard. Some more gst coming, this is confirm is a cost for developer. Such less case for big developer will launch new phase which having impression that more worth for old phase. This will influence future purchase no confident for coming phase.

I Think make sense. Because saw phase 1, 2, 3, 4 all are 2 rows > road lane >2 rows.
But phase 5 are 1 row > road lane > 1 row.

Yes, Cancal Garden / Kemuning Utama style those asre individual title. So maintenance fees cheaper (means need use money carefully) and also need active RA to maintain well the taman.

But strata title is having real management to manage it and collect higher fund of maintenance fees to make sure maintain nicely (because every single grass, bulb and etc are own responsibility, not under MBSA). But residence not allow to change the outlook layout. Some feel is good because look consistent of beauty, some feel not good due to want extend here and there or own pattern.

Not really double, from phase 1 (22*75) until now, the price of house already increase 180k around. Thus, for phase 1 560k add on 180k around 740k. So thus 23*75, extra 1 feet for length 75, we add on another 33k (740k / 22 * 1).
So final value is 773k.
Thus, add on 150k for Strata title smile.gif

But anyhow, Strata design should be more premium too and nice guard boom gate, so the price higher too.

Because i believe after phase 5, all the house for Fauna precinct all is above 1.2 mil should be except apartment and condo.

But maybe combine EcoWorld+Tropicana+IJM power and capability, really will attract rich people come Canal City for their retirement home smile.gif
