I was told by lawyer if snp, bank loan, mot gao dim within 1st month, I should not have problem on bank late release and etc.

yes I follow up with the lawyer on frequent basis and pay whatever I have to pay asap. Still took me about 3 month to get everything settle until bank start disbursing the money. Luckily still within the 90 days grace period given la.

Really ah bro Eastken? roughly 700K/2300 sq ft = RM305 psf and this is for 24x75 intermediate. How about other phases?

I think there is limitation on the developer's side right. They can't simply release the bumi quota. Only can release according to the % of project completion and if not mistaken every bumi release unit they have to pay some "denda" to the state government. Not sure if this is true but this is what I heard. Maybe the sifus here can explain more.

This is exactly my plan.. I will grill up and put tinted. Then depending on the budget and design, I would put a window blind.

those blinds strings will drop down if 5 pieces of blind you have 5 pieces of string dangling over the wall and some wil drop on the tv !!

i think even akward.

use invinsible grill on this windows should be ok la and tinted.
but if tinted again you also reduce natural light no? then again might as well bricked it up.

don't have the picture now but i'm referring to the order to made blind. Will only have 3 blind/string (left, right, above). Anyhow like I said still thinking/designing and the invisible grill is a great idea.

about the tint.. well again it's up to individual preferences and budget. Brick up will cut 100% outside light. Tint will still allow some to come in depending on which tint u use.

i'm more worried about flood rather than tsunami... with rimbayu alone not so worried but with TA and EC starting their project afraid there could be problem with the irrigation during construction.

For Chimes 24x75ft can use the small room/maid room next to kitchen as the laundry room. I really don't like the small room as it make the kitchen smaller compared to 22x75 but if can convert to laundry room would be nice too i think..

only problem.. dunno if the piping is already there.

As for resale value / renting power, it depends on alot of things.
Connectivity is one of them. Hence i believe if IJM wants to sell more, they need Rimbayu another way out. not using the roundabout only.

There is another way out. The connection to Sujana Putra (Saujana Link). Road is about 70% (more or less) ready. I think at first it will connect Chimes to Sujana Putra. The flyover next to The Arc which will connect current main road to the Saujana Link is in process.. they are doing piling.

You can use Jalan Kampung Lombong then the small road next to NKVE until you reach Citilink building continue to BSP roudabout and exit at the BSP toll.

On the road to SKVE, I assume that you are referring to Sujana Link road connecting Rimbayu and BSP. The road is about 70% ready, some part of it already tarred. You can see it if you drive through SKVE.

was told that IJM going to split the VP/Keys Collection in batches,up to 7 batches from March to April. The batches are split according to the SPA sign date.

Aiyoo.. now it's a turf war among the security guards pulak. Also in TPG. Fencing is not an option anymore.. it's a MUST now.

Yep.. it is even worst if this thing really happened in Rimbayu but I agreed there are few more small scale project in surrounding area. Also Rimbayu is using Rela and those smart looking security guards. Hopefully not Rimbayu la..

Regardless.. we really need to push for fencing but the VP in batches la pulak..
