Depends. But I can say now more ppl love strata title more and mostly can afford.
But I still got some of friend not willing pay so high monthly commitment for whole life. So both still having own lover.

For me consider ok. Once vped, the sales still do soft then consider bad. For me IJM, not really very marketing. So still many people do not know rimbayu compare setia eco hill or eco majestic. So once ES and TA launch no worries too, for me no harm but got help to promote BR too.

Yes, that's why the market is soft now, so this sales result is consider not bad. But still having some of group people still looking house to buy, but they not aware about BR this project, this is come to the point I said BR still many people not aware. So wait TA or ES launch, so many people know BR then sales will increase also because not all can afford ES and TA.

My 2 cents, some location yes. you can waiting for subsales in 2015, especially condo or those with many investors.
I believe TA or ES still will launch in Q1 2015. even BR phase 5 will launch in next month.

Can tell you, you will waste your gas to wait. Because phase 1 is balloting, even got investor also is individual hold 1 only, not those investor got 3-5 units. So holding power no much problem, because even now is economic slow down, not crisis.
So better advise you, buy phase 3b or phase 4 smile.gif

Even phase 1 not start from 780k subsales, also minimum 730k. But after Q1 2015 TA and ESanc launch and basic structure / real feel out in 2015, the real products can view for phase 1 and phase 2 in 2015 year end. Pricing definitely big jump (many concept product like Dea Park City, Setia Alam, Kemuning Utama and etc) in appreciation price. Because concept project sell you in pre-concept price, but once success prove of concept, price is super jump.

Yes, phase 1 many flippers because entry price lower and many staff booked.
But just to say BR project less flippers compare others Project. Because IJM not like SP Setia or Eco World so many fans and BR less outsider know seriously.
But BR phase 1 is the most flippers compare other phases.

If in this case, you need to consider chris gor advice, if have so called "dead chicken" let you buy in 2015, then you need study super well. Else you eat already, when 2016 or 2017 economic active back, your "dead chicken" will become "overnight dead chicken", never alive.

For this 2015, "dead chicken" you might find most properly due to supply over demand, temporary stop for high end / luxury condo.
if you found landed "dead chicken", it might not due to economic soft root cause, it due to origin that landed already "dead chicken" even economic no problem.

2015 (buy)
BR - 750k, "dead chicken" - 650k

2016 (market price)
BR - 800k (gross earn 50k) , "dead chicken" - 710k (gross earn 60k)

2017 (market price)
BR - 880k (gross earn 130k) , "dead chicken" - 770k (gross earn 120k)

If you are working employee and no much play share. holding power for you no problem.
normally holding power happen to those business people / invest share / job not stabil.
Because if you got 12 months holding power, 2015 you still 12 months holidng power, 2016 also same. As long as your income is more than your expenses.

I can said Eco World activities very grand always. But like this, i can say no one can fight with it, all developers purchaser also shame already. But nothing to shame also, just presentation not same.

hahahahaha. yes, ofcoz i got same feel with you. Which i feel IJM marketing really still need to improve and improve, i also always mentioned IJM is more traditional developer as well.
I love Eco World so much in fact. I also believe Eco Sanctuary launch, will attract many people know about Canal City, really benefit to the neighbour.
Back to IJM, I can see their effort and improve to organize event too, even CNY carnival in seremban 2 will bigger than last year.
But Eco World is aim 6 stars people, SP Setia also aim 5 stars people.
IJM in Rimbayu Aim for 4-5 stars people. But any how, I also wish to see "Wow" event from IJM, but the price might add into house price.

Since you also purchaser, you also might give your opinion to their main office, seremban. Else, the thing never change smile.gif

But for me, Lee hom concert a bit not necessary la. This is too extra for me. If you said the eco majestic launching for show village, yes impress me. This is for IJM to learn.
even my comment to IJM also in advertisement also need improve. Not attractive in their marketing material. And even Rimbayu do not have proper nice video or animation for promoting it. This should do.
But any how, IJM also good developer compare others. Because keep compare to Eco World (No 1) also not fair. But we can revert to them to improve.
