Good news! Some of us have received a letter from MP Sepang regarding result from the hearing. Even though it is clearly stated that they "mengekalkan pindaan", they have actually reduced the rate to 7.35% (residential rate) from 8.4% (commercial rate) previously. Hopefully after this, we will be able to convert our electrical tariff from commercial to residential rate easier. Fingers crossed!

Rent out my 450sf 3rooms unit, RM550 each room with own aircon and partition cover till ceiling but still dunno why got owner rent out lower than that?

I got a 450sf 3 room unit.  Agent proposed me a rental of RM900 monthly .I just rejected him. The rental at Garden Tower so low?

Do you guys install window tint? I went there to install few units and i notice most of the beds are near the windows. Should have tint your unit too =)

I heard that TIME internet is down for all 3 towers for almost 2 months, is that true?

Regarding the Maintenance Fee, I just found that rm0.28 per sqft, not rm0.25 as the sales person told me last time. I called to the management twice times, one of the staff is rude. The way she spoke was impolitely. She said the calculation of maintenance fee is rm3 per sq metre. Ask her more about that, she said "I Don't Know'.

So based on my calculation for 450 sqft unit is 41.8 metre = rm125.4 per month for maintenance fee. Then the sinking fund should be rm12.54. My monthly sinking fund is rm16.50. Now I'm waiting her revert about the area size of the car park bay.

I'm planning to rent a 4bedroom 700sf at garden Plaza, with so many owner here, do you have any reports regarding the surrounding and the condition of the area? Like crimes, etc. Cuz we students scare a lot problem after move in haha and we have a female in the group too, so safety Is a concern. Thanks in advance for replies.

Please encourage the management  to stop charging us with this fee

You have 4 rooms and on apartment consist one parking. How about the other 3 tenants living there?

We were promise free parking but now why are we paying? is this an apartment or shopping mall?
Please help fight for us as well that most probably people wont be living there anymore due expensive parking fee's.

Please take note to all owners and agents you guys are in trouble if the people who you rented out are mad about these changes.

It is so stupid. If they charge us,at least give us an alternative like park outside. You CANT EVEN PARK OUTSIDE. So where else you can park other than paying them. It is easy ripoff.If they dont reduce the price at least, I'm out of here. RM350(rent) + RM90(parking) per month is stupid when you dont even have room (basically just partition).

as owner, i did tell my tenant that only one car park provided. not 3. or 4 or 5 even 10. so tenant should know. 50 ringgit per month is too low. we are not government where can subsidy parking to tenant. anywayl, we will your feedback to JMB.

Anyway.. you live in best property developer (mah sing). definitely you will not expecting cheap rent right ??  ( my personal opinion)
