Indonesia not easy to afford housing loan.. only super-rich can afford housing loan, even some rich people pay properties in cash.. sweat.gif

Current loan conditions is 10 years max (usually give 5 years only), max 70% LTV (common is 50% LTV), min down payment 30% (Common is 50%), annual interest rate is 14.5-16.5% p.a.

This sector is definitely a growth sector..in the future when the loan conditions is more matured.

CIMB Niaga actually have a few Q of FLAT loan growth.. in a country where OTHER banks are growing like 20-30% per year (like BRI)...

BRI is targetting on micro loans to boost profits, somehow CIMB niaga is very reluctant to enter that sector.... maybe conservative management.

It is understandable for CIMB as the NPL for micro loans ia about 20-30% BUT interest rates is often > 20%... tongue.gif

Corporate and housing loan just does not cut it in a country with high interest rate and very little segment of the population can afford that.

But I am holding since 60+ cents...those above sometimes fail for small stocks like homer. sad.gif

I have seen it swing to 90+ then back to 70+ few times.. already, september 2014 have the same pattern. doh.gif

Well I am not trader.. rclxub.gif So I look at fundamentals..

Catalyst for holding

With very good free cash flow ..net cash holding, likely to further dividend increase will be coming, higher yield , then higher stock price rolleyes.gif

Slightly undervalue.. based on fundamentals etc.. so not over valued yet

USD catalyst .. is a profit cycle.. higher USD, lower cost to USD consumers (due to MYR/USD forex) equal to higher sales, equal lower production cost..higher sales and the cycle continues

No capex for a long long time as factory capacity is underutilized, ~50%, so can ramp up production for no additional cost

Good enough reasons? But sometimes market very de fickle one.. sad.gif
