In future 1300sf is high income range liao, middle income lucky to get 500-600sf.

Goodview = Sub Urban or shall I says a bit ulu.

So don't expect same % gain.

Many condo also near HTC, I still see it sell like hotcake, Nirvana only hall mah, if you buy SG Long south maybe really near the real Nirvana Graveyard & Kajang Prison lah..kakaka

Nowadays Agent direct text us for kangtao offer lah, those appear on website leftover stock hard to get rid type, Ah Bear you call some agent ask them to monitor for you better.

I look for 1 property website seldom advertise one but after call usual agent only know quite a few offer, much better conditions & price compared to those in iprop, mudahn & Propguru website.

This one I agree with Ah Bear, nowadays really very little property ads on website, most agent prefer direct deal with customers.

I ask some of my usual agent they said not many wanna let go, as they said cannot buy back the same & some wanna monitor the market after GST before decide to let go, buyer wise a lot ask for fun, make appointment never turn up, some see the property & take photo then disappeared.

My self meet some agent fix appointment, just before meet up time call agent then kena Let go aeroplane, owner give all sought of silly excuses.

Maybe like Ah Bear says wanna look clear2 market indication then price it..

1.) He need this year Bonus just to collect enough money for 400K property down payment, if 600K then need next year bonus as well.

Only way for him to afford what he want & GF would agree is Current market price - 20%

2.) He can only drag & further drag till either GF feed up leaved him then no need to buy or GF feed up chip in money, or PAMA/ In law beh tahan both of them pay the DP.

I think he is smarter then all of you so call UUU successful property investor, why pay yourself when you can drag on till someone pay for you ? thumbup.gif

Already explained numerous time, as long as economy is OK people got job & income they will continue to hold to their property, what do you mean negative cash flow ?

You buy house borrowed money from bank & bank make sure you can afford the mortgage base on you income, you can rent it out either to cover the entire mortgage or a huge fraction of it, some do not need the rental collection they keep it vacant.

So can you tell me what do you mean by negative cash flow ? the selling price is fixed only upon disposal not a pre fix price.

Just like those ice cream you selling now, if raw material or labor increase, your boss will increase the selling price, offcoz you ice cream had limited shelf life which need to dispose if can't be sold within expired date, but property don't whistling.gif
