Nope, as far as I know, EM and SEH 2 shall share one Lekas exit, otherwise the exit shall to too close to each other, perhaps IJM don't like it as it increase the operating cost.

This rumor has been spread since 2008, same as Jusco (now call AEON already)...

Still no sign either of this. My suggestion is don't buy property because of rumour.

Look at something that already confirmed in place, eg. Ecohill Lekas link, red carpet bridge, new interchange to Lekas etc...

Semenyih landed from my perception is not for rental play, if you think rental is essential, then perhaps some condo nearby colleges/university would be your main preference.

EcoMajestic, as applicable to Setia Ecohill, from my opinion would be more oriented on capital appreciation, be it own stay or investment. It's is fairly hard you can find such great township with this scale around KV already, you only can reap the actual benefits after the township move to mature stage, presumably about 5 years from now. Of course, holding power is a crucial factor here.

In terms of distance, don't judge based on current road/traffic/distance using the "suffocated" Jalan Semenyih. As I mentioned many times, as soon as the Ecohill Link is ready, you can totally skip the Jalan Semenyih, and reach the township directly from Lekas.

As I have shown in my previous post, from Semenyih Lekas exit till Batu 9 toll Cheras just merely 20 minutes away, from Semenyih Lekas exit to Setia Ecohill will be just stone throw away.

Strongly agree... I don't think anyone working in KL city center / Brickfields / Cheras / Sungai Besi / Bukit Jalil / Balakong / Serdang / Putrajaya will find any big problem staying in Ecohill / EcoMajestic for commuting.

Those who works around PJ / Mid Valley area, if you are working as flexi hour, don't think you will face any problem staying in Ecohill / EcoMajestic too. Of course those who are working in this area has other choices which is nearer, but in terms of price psf with such living environment, it will be hard I presume.

Joker try to take a busiest period as a reference time and thought that will be the time taken throughout the year.

If like this, wait lah, if got chances let me take the time to commute from KL to Cheras when there is flood or accident, it is even more "representative" tim, for people to refer as the time taken throughout the year.... tongue.gif tongue.gif

Joker also try to use the traffic jam after batu 9 toll as a "reference"..

1.) I think joker also know the traffic jam currently mainly due to the MRT station, after the MRT completed, condition will be eased.

2.) If based on joker's logic, pity to those townships after batu 9 toll, suppose all ghost towns hor... Mahkota Cheras, Sungai Long, Twin Palm, Bandar Tun Hussein Onn, Cheras Perdana, Saujana Impian, etc.. Too many already..

Personal experience, just fetched my Taling to work this morning. Depart from Semenyih Lekas exit 840am, reach her office doorstep near Menara Maybank at 920am.. Traffic very smooth today, if following normal traffic time, suppose about 60 - 70 minutes.

Malas to take picture, coz joker always can say, now is school holiday and year end, many people take leave mah..

If joker already have bias perception, regardless what other people say, they will just ignore it and give you some rubbish statements to confuse people... doh.gif

Chris gor, agree on that.. It's just depend on personal adaption, if someone is too rigid and can't tolerate with jam, he / she can opt for a house beside KLCC or Menara Maybank, walking distance to work, jam issue settle.

However, even settle the jam issue, this person would need to sacrifice money and green living environment too.. Give and take, isn't it?

Create an ID Sep 2014 and spend 90% of his time commenting in Setia Ecohill / EcoMajestic thread... Always condamn this jam lah, that far lah, this ghost town lah, that zero occupancy lah..

More ironically, this joker even staying within 10-15km radius from Semenyih, really number one joker in lyn... tongue.gif tongue.gif
