demands during new launches which finish all units withing hours some days are not demands to stay, but demands to invest and make quick bucks, why do I say that? coz the subsequent demand upon VP never reflect even close of the initial launch, that is why many empty but completed units isn't units I observe already more than 1 year and counting with vacant

could you share where did you bought your project? do you share the same faith as "supply cannot catch up with demands"?

Under con sales transaction entry cost is alway much much lower than completed property sales transaction. This is why during new launches finish all units within hours or some days but when completed takes more than a year to fully occupied.

very good, how low was the low entry we meant here?

the mass subsales/vacant new properties condos , landed and highrise are btw segments btw 400k to 800k massly, and these buyers just either cant get enought DP's which are 40k to 80k, plus legal fees and etc to own a house maybe 60k to 100k also dun have..

got see how weak are the buying powers outside? that is why the units are left vacant and no buyers right? demand to invest is simple, low entry, freebies alot, with DIBS or no DIBS does not matter, merely no DIBS service few hundred and few thousands once vp..but never thought more cooling measure are in like RPGT, loan DSR 70% and etc..

see what happen to newly vacant properties, cant be sold, and investors pays bills for installments and mainteannce, longer they pay, more their expected profit will cut small , longer it goes, risk of not able to dispose, units getting old, features getting outdated, not to mention new launches are everyweek

OPR increase is expected. But GST effect will be more.
Not to mention next year got 10-15 projects going to release keys. So rental or flipping will be facing problems.

we really thought the same.. yes it is so true, older newly vp projects will lose out, look at recently 2 months vp OUG parklane @ jalan klang lama, it is vp 4600 units plus now selling subsales 390k to 450k only, developers still holding 5% units not able to sell as of today.. that converts to 200-300 units.. that is KL.. outskirt properties will cry

buyers/spenders are keeping/conserving cash for the worse, investors has no choice but to be bound by debts and OPR increase.. either sell off now or wait next cycle after GST effect cools off, could take years... and our country likes to increase GST rates yearly rclxms.gif , super inflation coming
