Kuala Lumpur has a new upclass living.

They have a micro site up for Stonor 3 with the location. The website is www.stonor3.com.

Visited their show gallery and show house a week back. Price have yet to be confirmed but indicative price is RM1500-RM1800. Their gallery is open weekdays but they are not selling yet. The price have not been confirmed yet but they are looking at launching 4Q2015.

There is studio units, 1-bedroom, 2-bedroom and 3-bedroom units.

One thing tho, the fittings are quality high end products like Japanese lock set (can't remember the brand) that is claimed to exceed Japanese quality standards by 5 times and De Dietrich kitchen appliances.

They are giving a full kitchen cabinet with built-in refrigerator, hob and hood, sink etc. All rooms comes with built in wardrobe. I like that they laminate the inside of the cupboards as well and not left it with that standard white finish.

Quite a few other things but I can't remember now. But items given are really nice. Oh yes... air conditioning, wich is quite standard these days with all developers. But they have enclosed the split units with grills. Nicely done.

too ambitious la this T&T. I know they have alot of die hard fansi, I also earned good return from their property previously. But they cannot keep setting the benchmark price and expect the fansi to bodoh bodoh buy into everything...

Time for balance and check all the biggies developer...

GRR units will be fully furnished. How much is their GRR unit?

during soft launch, their net net price was 1300psf....and there was no GRR units on offer. Maybe I didn't check properly.

Is the discount still 5%(bumi) + 8%? VP soon but still a lot of available units? Developer sure gonna lower the price or increase the discount soon IMO

developer will repackage it and rent out as Airbnb kinda long term lease....

something is wrong with this Tan&Tan…. they kena stuck w parkhome, then 328 and now 3 stonor…..

looks like they are running out of luck.

GRR is 6% for 2 years.
KLCC is a very competitive area but of all the so called Premium Luxury in this area, Stonor 3 definitely puts in the effort in the partially furnished parts
Toilet je already 14K Toto neorest.. This is real luxury. The Japanese embassy people sure want to rent here.

Stonor 3 selling very fast. only left few unit available according from this website https://stonor3.my/
theres different price for every unit and exlusive discount from developer.

I was very impressed when I visited their Mid Valley show unit back in 2 years ago and almost placed a booking.

Show unit in Mid Valley is better.

Actual unit quality within Stonor 3 is so so. Walls is a problem, all 3 units we visited the wall got big line and few small crack in their bedrooms. Unsure if the floor tiles are different compare to previous show unit, which is more solid. Edge workmanship, ok lah. Kitchen cabinet also so so.
Furnishing given is different compare to Mid Valley show units, made the unit look smaller.

My opinion for my visit before and after completion.

Almost buy a unit for the impressive show unit at Mid Valley back then plus a friendly service sales lady, just the concern balance units with not so good view and hardly walking distance to more commercial convenience. No LRT nearby.

After completion and visit the actual unit, my impression was the actual unit is 30% far off from the show unit's quality and material used. Lobby as expected, warm and goldish colour, quite nice but corridor a bit common and small, while sales staff too busy to adjust back all the items I had touch and knock.

Ended up, I have far more impressed with Aria by Hap Seng. The ambience feels a lot better within the unit and the natural sunlight.

So sad with their timber flooring, and their rectification job is terribly slow with the excuse of MCO. Can be understand, but at least come out a plan and date too.

Agree. The blind optimism that everything will revert to 2010 is worrying. The primary tenant market - expats, MM2H has been sorely impacted and it will be a while before it reverts to normal not to mention all the incoming supply to depress prices. Local affluent people do not rent. You might be seeing continual losses if not vacancies for up to 5 years.

This is not to mention more worrying publicity like Malaysia being seen as a failed state nor the insular nature of many countries to revive their economies.

yes agreed there will always be new condo and this will be old, same to every items.
if you go into deep study. location and density always an factor for rental rates.
new condo will have 1000 units, stonor 3 have 400 units
and at the moment, it has already rises rates for stonor 3.
looking at Aria, Star, if you enquiry rental, it has drop.
depends on requirement, expat in and out.
but for 3 bed rooms, it wount be RM4500 to be honest, if it is RM4500, many owner will jump to TAN AND TAN.
