4500 is 2 bed rooms at the current market, future will increase.

In the future, there will be new condo and this will be old condo. unless there is a acute shortage, old condo rental is unlikely to rise.

Agree. The blind optimism that everything will revert to 2010 is worrying. The primary tenant market - expats, MM2H has been sorely impacted and it will be a while before it reverts to normal not to mention all the incoming supply to depress prices. Local affluent people do not rent. You might be seeing continual losses if not vacancies for up to 5 years.

This is not to mention more worrying publicity like Malaysia being seen as a failed state nor the insular nature of many countries to revive their economies.

yes agreed there will always be new condo and this will be old, same to every items.
if you go into deep study. location and density always an factor for rental rates.
new condo will have 1000 units, stonor 3 have 400 units
and at the moment, it has already rises rates for stonor 3.
looking at Aria, Star, if you enquiry rental, it has drop.
depends on requirement, expat in and out.
but for 3 bed rooms, it wount be RM4500 to be honest, if it is RM4500, many owner will jump to TAN AND TAN.

by the way, 1232sf is transaction rental 7500 pm recorded and 1232sf is limited in market at the moment:)
