yes thanks for your input... i just thought the box structure could cost less. guess not really haha. my dreamed design would be something like the st thomas kuching bishop house - european design. not sure about the design prices. but i guess since i have limited budget, i would just the a smaller scale and get it done in the future as phase 2 

the 125 psf cost is for a proper roof n all walls only right? thinking bout normal tiles nth fancy first. cause those can be built slowly. im in sarawak. the cement price keep on increasing tho. nt sure bout west m lafarge..

yes looking for that first because those artsy wall tiles can come later when budget permits. i will just go for white wall first. maybe look to have better roofing.. btw im looking at high pitched roof. will this request eats a lot into my budget? notice msia roof is quite low anf modern houses like box is too flat..

If I am a buyer of a condominium which is still under construction, do I legally have the right to gain access to the construction site to inspect my property. This is because I have been billed by the developer up to a certain stage, but I have doubts that they have actually reach that stage. Do I have the right to request access to the site while it is still under construction?

1.  Yes, there are indeed many types of concrete. By strength classes it goes like Grade 20, 25, 30 etc.  By type of mix, there are normal mix, pump mix and tremie mixes.  These are common types in Malaysia.

Cement is the grey powder that you buy from the hardware shop.  When mixed with sand and stones (normally referred to as aggregates in the construction industry), it becomes concrete. 

If you are a house owner and buying ready-mixed concrete that is delivered by the concrete mixer trucks, there is no way for you to know if they are delivering the right type or mix to you.  Just make sure they don't add water into the concrete whether before discharging from the mixer truck or during casting.

For construction sites, we do tests such as slump test (to test the workability) and from time to time cube tests (to test its strength).
2.  Most leaking problems come from lack of compaction.  Concrete needs to be compacted well before it sets (hardens).  Good compaction will prevent honeycombs that causes porous concrete.  The second reason is that water proofing admixtures were not added during mixing.  Many backyard ready mix concrete suppliers do this to save cost.  Thus the many instances of leaking in buildings that you mentioned.
