so far, this palm walk is not only in paper, but in turth this price will goes, maybe he sold it already since it is so bad..

for semenyih to reach those price in paper possible vp only reach di, but buyers, look at Tropicana cheras, cheras idaman 1 & 2 and TTDI kajang, rotting since then.

the only selling point was the "township concept" , only successful if occupiers are many , just too many choices along that stretch all the way to Semenyih and many example too.. to distinguish one as better, really takes a lot to do

why no one compare southville @ bangi by Mahsing vs SP? both heavyweights are worthy of comparing, both also outskirt , both also township..mahsing so dead? seems like sp more famous with active forumers

To make things concise, imagine you are given a huge parcel of land. How would you want to unlock the hidden value of this land? That's what the developer is doing. The question is not whether values will be unlocked or stone will be left unturned. It is how much would it be?

choosing cheap land acquired cheaply and outskirt is a good bank, at least if fail one would not burn that much..

much is said, developers township are really a moving factor, gotta thank the banks and investors/property owners, without them procuring loans and paid it to developers, there wont be huge, modern developments and not to forget huge debts as well.

no money no move.. Mahsing is not not bad right, thought heard rumors that they are have cash problem, launch here take cash put elsewhere.. kind of thing

you got confident can get good rental or not? sub sales price at semenyih are going to touch 750k at least for sure given the "township" concept, that would easily cause one to service 3k per month, 35 years, 10 DP, 1st hand buyers bought 400k to 700k, means loan serviced will be around 2.4 k to 3k plus..look at TTDI is a good example... selling 650k to 700k..

renting 2.4k to 3 k going to have a hard time, further more, why not buy it when one can service 3k?

this is what they thought that moved them to landed in outskirt, since high rise in KL are selling 600k above sub sales or new launch, of course landed of the same price are better preference, moreover those bought 400k, selling 750k also not consider high, given comparison made to high rise in kl which pried 600k above..

but high rise in KL are oversupplied and facing bubble.. why want to take these benchmark..

as for own stay, there will still be no problem..

no population die before we reach 2020? the same developments were not only happening in KV and KL, other states do not have development? penang? Johor? seremban those were merely projected and assume population will move in KV..

even then those move in KV may not exhibit ability to suddenly buy inflated properties by 2020 which is of higher price.. even USA can be hit by property bubble, Malaysia haizz.. hanky panky business around

secondly, an agent selling a house for you you dish 2% or 3% without discount, lawyers fees are 1% first 150k and the remaining 0.7% and downwards, still ask for 40% discounts like a right to ask so, and expect lunch treat sumore, normal case like 500k prop or even 1 million before, where got boss care..

if projects then maybe.. can confirm with TKJ.
