Actually is from 565k above...

If you see the sale chart, there's only 2 units 430k at lowest floor..

Then straight jump to 565k.. and that 2 units been sold.. Is just developer put or mayb typo..

So... to make it clear.. is 565K before rebate..

is good price which less than 420 psf after rebate... and other Freebies... and 2 car parks...

Thats what i worried...

They can just drop price like that.. Unless they haven get AP or DL...

But then once you book now, you have to sign SNP within 14 days..

I dun see thats SNP if haven got AP DL.

Maybe some legal docs...

no way to buy la.....this lousy developer just like Lebar Daun (I heard own by Ex-MB Sel Mr Thoyo). Many Lebar Daun property many ppl no dare to buy......

uitm n unisel is like produa kancil, no spending power, mus stuff 10 kids in 1 apartment..

cannot compare unknown developer with OSK.. Although OSK didn't fulfill their promise, I'm quite sure they will complete the project even if there's a crisis.. This developer's track record not good, some more give big discount means they will scale down on other aspects or enjoy smaller profits..

But, I feel that this condo is worth the price with 2 colleges nearby.. tenant market is there..

b/u is about 1300sf...after rebate how much?...how close to UiTM?...what is the current rental rate for menara U?

I tot seksyen 7 no more launching except icity...than encountered their SA at tesco few months ago. Wow project looks impressive (coz ive been here since early 2000)
700k+ but after rebate 500k+

I died knowing seksyen condo can reach 700 now laugh.gif

Not la i look bad abt this project but after hearing it today still got sale u know la wht does it mean rite. Hehehe

Btw apart condo they also got highend bungalow at the edge of the hill if i still remember it correctly.

Just my personal opinion..at this price surely very hard la u wan to rent out . Plus got other decent condo around at sek 7 (kristal height / view ...)

just for info, if u are thinking of uitm students as ur target tenant, better think twice. Uitm is currently transfering most of its diploma n degree students to puncak alam campus. insider info told me they are planning to only have masters, phd, pjj n just few degree students there.

I can already see the impact of this move. in the past years till last year i can hardly find any parking spot at section 7 commercial area, now its easy. Section 2 also i noticed not so many cars anymore. So in years to come after the transfer of students are completed, im sure it will bring a huge negative impact in those area. right now they are doing it by stages n yet i can already see a huge difference.

u will have higher chance from workers at ict. But im not sure about the volume.

Spot on. Hostel near intekma seksyen 2 or 3 is empty already if im not mistaken.

that's right.. no more diploma & degree students.. but there is also a plus.. postgrad students (including international) may seek better accommodation so bigger & better furnished units will have better prospect imo.

btw i think this puncak 7 is u/c, walking distance to unisel, not far off from the new sek7 hospital.. someone mentioned about one side view is overlooking the engineering tower of uitm.. but in reality it is not close lah, wont kacau the view.
