Garden city is middle to long term. Flippers may need to wait up to 2020 and beyond. I hope Garden City launches quickly but according to the deal with government, they only get the land upon completion of BJ sports city. They get parcel 1 (Komanwel Park) in 2017 upon completion of BJ stadium reno for Sea games 2017.

They get the next parcel upon completion of the convention center, sports mall etc which may take 2-3 years maybe 2019?

MRCB can launch parcel 1 I think earliest 2018 and these are more to retail mall, offices and high end service apartments along with hotel. 2nd parcel near kesas may be 2020 and beyond which is shop offices and residential.

This area very long term game. Future seems bright though.
