TRAFFIC congestion in Kuchai Lama, Kuala Lumpur, may have worsened in the last few years especially on the internal roads, but this is mainly due to narrow streets and haphazard parking.

I seriously wonder why none of the nearby residents plus the folks at Palace Court did not petition for a wider road. It's already very jam with folks going to the Goon Wah XOXO fish head restaurant daily.
Petition will only carry weight if include those in power i.e MP endorsement or better still the WP Minister itself else just another petition. All development will require to public infrastructure but question again whether local authority in this DBKL will spend this $$$$$

I really think that DBKL didn't compel the developers to do such infra upgrades in order to get their DO.
Then again, if that road going to the sales gallery is connected to Jln Kuchai Maju 9 in the future, then residents from both this project and Palace Court will have an alternate exit/entry instead of relying on that Jln Kuchai Jaya.

The development will widen the Jalan Kuchai Jaya till Shell petrol station Also a connection road between Jalan Kuchai Maju 9 and Jalan Kuchai Jaya will be built and handover to DBKL
So that's why project called as Kuchai Sentral as the presence will break the gap within Kuchai Lama area.

the project is away from high tension cable (at least 400m away) and located beside Kuchai Entrepreneur's Park shops.
Yes, Herminton is just behind of Shogun and it is so close to high tension cable that Herminton residents can hang clothes on high tension cable. KL Palace Court is around 250 meter away from high tension cable, so Kuchai Sentral is about 150 meter away from high tension cable.

Kuchai Sentral is maiden project of Menta so you may not heard its name.
Menta has been established on 1982 and it is specialized on earthwork and infrastructure works, prominent projects completed / on going are Pan Borneo Highway Sabah section, Petronas Plant Pengerang Johor, etc.
The development on properties will be new arm for Menta.
In terms of location and convenience of life needs, Kuchai Sentral is a great deal to have own stays, you are welcome to visit our gallery (open daily).
It's convenient as it's close to the shophouses where there are quite a few eateries (e.g. Goon Wah restaurant), convenient stores, dental clinics and GPs, etc.

If there is no crowded, mean there is no demand and no people want to go in. What to expect if not crowded but still want convenience nearby.
KL is always jam during peak hour, no matter where you live you cannot escape from it. Each project got pros and cons, depending on what is your requirement
There is no one project that comes with low density, amenities nearby, good accessibility, and with a good cheap price at KL.

when owners form the JMB, they can lower the maintenance fee/sinking fund
I think what he mean is if for investing then need see nearby have rental market or not, but i think this one is hard to say one cuz we dont know how will the future to be. Similar to publika, at that time we also dont know it will success and value increase so high also.

they took up the abandon building. you can see the green color fence cover it up. Heard will restructure into office and college

I think the abandon building will be depend on how success the kuchai sentral is, if there is demand from the area, surely one day the abandon building will be taken up by either developer or other. In other word if there is no demand on that area, who will pay for that abandon building but there is no demand.
But from the sales chart, practical layout and concept of the kuchai sentral, it looks good and I think this developer will be success on develop it.

duplex is a personal preference.. depending you wanna buy it for what purposes, but I rmb the size quite small, it only looks big because it have double volume.. I think the ground floor size smaller than their smallest normal layout

Hence, the entrance is passing through Tower A Lift with a passage (same floor as car park), 1 parking lot is given and designated on the floor of their main entrance. if you need a lower parking, go for 2nd floor.

Kuchai Lama area if you need to worries then you no need to buy here already, since 2 rumah VVIP (Taman Gembira & Kuchai Entrepreneur Park) not yet added ongoing at least 5 project surrounding this small area. So what's your expectation now?

Developers don't put kitchen cabinet and ac into S&P. They will issue a letter offering these complimentary gifts with company chop. If not mistaken this time they are offering free kitchen cabinets, hood, hob, and 4 ac.

The letter didn't indicate much about the specs of those freebies, heard from Sales agent will be full wall kitchen cabinet with Teka Sink + Inverter Daikin A/C I guess just take it as a pinch of salt they might provide the lowest grade/brand?

Developer usually wont mentioned giving what brand in letter mayb only size, just in case the brand closed up~

Based on other agents they said it is not possible due to commercial title, also a few other forumer agreed on this as well.
But who knows if there's any changes being made by the government in near future about this? But as of now I would say it is better that you assume the water bill conversion is mostly not possible and we need to live with commercial rate.

Well if you compare in term of % is a lot different, Residential Min RM6 Commercial Min RM36
That's 600% in difference Even the 1st band rate is about 360% more for commercial.
But if you were to put it to a gap, a RM30-50 gap is accurate and if that wasn't a big deal to you, then yeah not a big deal.
Electricity can be converted to residential rate.
*edit : On top of that if in future government plan to increase water tariff, commercial will be among the 1st getting targeted.

no idea, I'm been stay Palace Court before, and once in a while trying walk thru the Sales Gallery, the security guard blocked us and said they not allow Palace Court people walk thru over the places... so think wisely if you want to rent Palace Court don't believe what agent tell u, apa pun kene cuba
Location is truly in the centre of Kuchai, justifying the name, but the access road for now, is extremely poor and bad. Hopefully, with the second phase, they will open up the direct access road to Kuchai Entrepreneur's Park.
