Do you have any idea how much one needs to fork out for upgrading to 3 phase electric wiring for GVH? In SPA, do they specify the upgradability?

Actually I do realize that someone talked about three phase wiring is not done for GVH.
However, when I went for the visit at there, RYB-N (three phase) are installed, are you sure it's single phase has been seen? Furthermore, if single phase, the distribution board shouldn't be big as such (I can't open the box as it's lock).

Thank for the info. The reason why I have this doubt is because in my previous visit, the SA show me the document, it is some sort like a SPA, he pointed to me on a paragraph that it is single phase but we can ask TNB to do 3 phase after VP. Any idea?

hi guys, sorry if its already mention, so for GVH is buit and sell?, so can view the actual house first before buying, this is fantastic, most new house now the quality sucks, if GVH can do this it means they very confidence with their workmanship.Is the sales gallery on the site itself?

Unfortunately developer's workmanship really so so, if you really go ahead to purchase it make sure the developer rectify all the defects before any renovation work.

What Palmwalker mentioned is partially correct, most people went to GVH and see the bare/empty unit, which is next to the show unit, but when you look into those that done lately (completed later in time), those units are getting better. But yes, SHL's contractor's work are not to high quality yet, but, still not to say not acceptable.
Of course there are a lot of checking need to be done when handover period to catch all the defects (advise not to sign the handover agreement before all are rectified).

Yes, can view the actual house first before buying especially now, but only 'some unit' which are completed can be sees for Cassia West, but Cassia East are mostly 70-80% done.
GVH is good in terms of generous in providing the built up size, two tier security and some accessories at that price.
Go and have a look then you will understand.

Glad that SHL has improved his quality, as a shareholder and property owner of SHL I really hope this company continue upgrade his skill, anyway this is caveat emptor since the actual house is there for you to inspect before placing order.

Yeah, BTS concept beneficial not only can view the actual unit, but actually the main thing is zero construction interest charges (no progressive interest during construction period), developer will only drawdown the loan amount from Bank after CCC (CF) issued.
From my previous reply there is a picture of available units, have a look. If there are remaining on Cassia East (Phase 1), priority on that, if not go for Cassia West (Phase 2), which exactly the same, just higher population in that area.

Differential Sum = Difference between Balance to be paid and your Housing Loan Amount

Say House is RM1 mln

10% downpayment = RM100K

Balance = RM900K

Bank only approve RM850K

Differential Sum = RM50K
