1. Less than 50% occupancy for 3 yrs
2. No good tenants (good means top 2 cinema, major retail grocery, major fashion player like aeom hnm etc)
3. Low footfall

Now can u and/or JL name me any strata titled mall in Selangor that SUCCEEDED? drool.gif Can't declare bankrupt since its strata n those buyers will be responsible.

If u are a good developer, u wont sell yr LARGE MALL as strata units.

Only know in KL, perhaps Berjaya or Sg Wang. Heard BTS is much better than when first started. Small 400sf space on 4th floor can sell for RM1M+.

WOWOW no anchor tenants n wana survive in mid end KD market.. So boutique tenants n experimental entrepreneurs means like encorp strand lah but strand which FAIL at least got anchors to bring in the crowd. Here no anchors n purely depend on residents n small shops to bring in the crowds?

Yeap those 2 malls (sg not doing well also) only do well cos of the location in the heart of the city.. btw, times sq 4th floor nt doing well tongue.gif tongue.gif only the 3 flors incl ground floor doing well!

do u think any tenant will go in icon? so far hear some normal boring names like secrets recipes etc... this emporis u think even mcd will go in?? i doubt any major fashion or fnb player... if retail below fail resi above fail..

Anyway he say since tropicana garden 1300psf (aiyo its 1050 la JL), emporis at 650-700psf sure win. What u think of upcoming TG mall?

above all how to compare tropicana garden loc with emporis? its like comparing uptown resi with pelangi utama..

Also diff standard of product, surroundings, developer (who is sc land vs tropicana) n walkability to commercial amenities mrt although its nt investor friendly also.

Im not concerned about his page having more likes than mine cos i focus on sharing the truth abt the retail n property industry in MY and bliv tht In the long run the truth will prevail

Finally, dnt count yr chickens before they hatch.

what fancies me most is how he showed a video of travelling on the MRT beside emporis but the station is 1KM AWAY and is impossible to walk given the road conditions/lack of walkway/distance! Still many fansi say wahh rclxms.gif rclxms.gif

Always believe tht worse is can SEE AND HEAR EVERYDAY but can't walk to MRT!
