(Part 1/2) - How to Buy a RM600,000 Mercedes S400 for "FATHER" via Property Investment with ONLY "RM50,000".

***STEPS & PROCEDURES***

1. Find a super good property at the price around RM500,000. *Must be a HOME with (Zero down deal) which means either its a 10% discount project or a 15% under market value Subsales.

2. Enlarge your ball size & buy 2 units.

3. Choose HIGH FLOOR unit, so that your progressive interest repayment comes in later, and lesser (about 3% of loan amount in total = RM15,000/unit = RM30,000 cost)

4. Get a 90% loan for both properties. (finance the Legal Fees into the loan, then the lawyer will rebate you back the discounts).

5. Sit tight and wait 3 years.

6. The RM30,000 out of RM50,000 capital serve as interest repayment for both properties until completion 3years later.

7. Around 6 months before property handover (VP : Vacant Possesion) u must start engaging 30-50 area specialist "subsales property agent". Purpose is to FLIP both property off.

8. Get the property agent to sell RM650,000 for you, with the condition offering the agent 3% Commision. (Remember? Agents are like a pool of Piranhas, where they smell blood, the come). Make sure you are generous.

9. Once sold, you make RM650k -(RM450k nett price) = RM200,000 (Gross Profit).

10. 30% RPGT tax in 3 years - RM200k profit -(misc costs RM50k + add on xxx expenses RM50k) = RM100,000 declared profit @ 30% RPGT. You pay RM30,000 tax. *(if me i dont pay RPGT, coz i know the methods. Cannot write here! Ask me in Coffee

Sessions k, then i teach you and u save RM30k and you buy me a 300gm Kobe Beef Steak RM300 only)

11. RM200,000 Profit -(RM30,000 RPGT) -(RM20,000 Agent Commision) -(RM15,000 Interest served) -(RM15,000 MOT) = RM120,000 NETT PROFIT.

12. For x2 units = RM240,000 Net Profit (3years).
