really depends cos it will be very tight for my cashflow to leave 1 unit vacant but there are few houses in my Taman that is advertisign for Sale / Rent for quite some time

Mrs thinks TH may be easier to rent out first

don't get what u mean bro. What stairs? Did not notice and stairs.

If you mean that the floor is lower, will have to buy soil, cement, etc to make it level

You can still extend the wet kitchen and reposition the kitchen exit to the side and use half the back yard. So, you still got another half lenth back yard to do your laundry or hang mops, broom, etc.

If you extend the whole backyard, you may not have space to do your laundry or put your pails or wet stuff unless front yard.

Quite a good suggestion. But difficult to visualise - can u use CAD to show a pic?

So Guest Room opens up to the Back Yard so to speak.

some units have stairs attached to their back yard, because the ground level is way lower than the back yard level. Agree with cfa28, will have to fill it up with soil, cement etc and make it level so you can fully extend the back yard.

great idea! but then the guest room will look out to the back yard scene filled with laundry, pails, wet stuff etc.. how..

Guest room will still remain. Just that your wet kichen is extended to back yard and you need a door at the side (opening towards east based on the pic) to exit to the back yard.

If got extra budget, you can also swap the windows for a sliding door for your guest room so that you can walk into your backyard.

hahaha even if you keep it tidy, your back neighbour may not be tidy..probably can see some lingerie or grandma underwear hanging tongue.gif

To me backyard, unless it's a huge walkway with landscape, nothing much you can do except for storing unwanted stuffs.

Well, it's a tight space left, after taking half to extend wet kitchen. But then, would prefer to keep it nice, maybe have some simple deco or so.. can't picture if it'll be over cluttered thou..

How to use CAD to draw the ideas out? Or any free programs available so that can draw out the renovation plans?

Hrmm. just my knowledge. if follow the legal law. TH is fully extended. u cannot extend it anymore. coz must hv 5 feet from back yard line.


That y this is the reason of the 5 feet set back. lolx. but i believe wont hv anyone bother on this issue la.

What i know if u extend without permit. ur plan is not the same as CF in mpkj. So this is consider illegal build up. But if u dun care any CF issue. Just may do so.

p/s - just for sharing my knowledge. hehehe

BTW i'm a interior designer so anyone need a designer or 3d visual. please PM me. kekeke. Will gv u neighbour price.

If you touch any wet work/ extension job. rm100k is enough for build up and interior finishes. Mean, all the piping, electric work, tiling, roofing + kitchen cabinet. Still is depend on what range of material u using.

very much depend on material you guys choose.. and also branding..
for example, kitchen cabinet go for melamine material then can save up alot.. if high gloss PU.. can double the cost..
also depending on the kitchen system.. if china branding sure cheap cheap.. if go for hafele or blum.. need pay extra lo.. but got life time warranty lo..
