no offence bcos whichever type of bricks used, its beyond buyers control and in the spa, they also never mention what type of bricks except maybe "quality bricks".

but sandbricks are usually used in lower cost landed...bcos they are lower cost.

i expect TH to do better....thats all I am saying.

for those that support sand bricks, you are just supporting developers make more money. hope that they will channel the margin into other areas of your housing estate.

Can u give any advantage of sand bricks vs clay bricks in POV of the owner?

For developer of course, its cost.

What i know most link house use red bricks or clay brick to separate each house. Some developer even have a gap in between this bricks seperating each house. This is to prevent fire from spreading according to one of my contractor.

Sand bricks used mainly for exterior is due to lower costs and it tend to absorb heats (your house can become an oven if the wall faced evening sun).

Advantage i see in sand bricks, easier to drill holes and hang your picture or artifacts Moreover, you can even hear what your neighbour talk if you put yr ear next to the wall or even hearing when they switch on the switches on the wall. You can hear the click each time.

If budget no issue, red bricks or clay bricks is the best.

As a buyer of TH, I am also disappointed with the Sand Bricks issue thingy.

Of course, I prefer TH to only use clay bricks but it was not stated so in the SPA.

So, what to do - buy already.

Now, if I was buying a Bungalow and I saw that the Developer was using Sand Bricks, would I still buy.

The answer is

YES - if the Location is damn good like OKR, KD, etc

NO - if its in Mantin like MKH (based on gtfan feedback)

Now, for TH, would I still would have bought - the answer is YES, cos I like the concept

But needless to say, TH should have used only clay bricks instead of mixing but perhaps, their Land Cost is high.

But if 7inch is here, perhaps he can share the buyers feedback with his Management.

This could be one reason why sales is slow for Phase 2.

Reasons for slow sales for Phase 2

1) EM, SEH, other projects in Semenyih stole sales - 30%
2) Economy slowing down, buyers more cautions - 20%
3) No support from Phase 1 buyers - 20%
4) Cannot accept gateless concept - 20%
5) Sand Bricks not nice - 10%

Trust me. After the skeleton of the central park is formed. People will see the value. If u let them c the all the meats of the project, RM1M is easily achievable.

mayb nex year phase 2 CNY launching in line with central park launching, could b another BBB.

SP Setia ecohill ds link uses a mix of clay and sand bricks. For their semi d, from the pic, they are using clay bricks for whole house.

I believe part of the reason why TH uses sand bricks is due to high land cost and they need to maintain a fat margin.

According to friend who works as QS, most developer have a margin of easily > 100% for each house sold plus land cost.
