Anyway, I had walked into Tropicana Heights Parkfield gallery which is the empty unit of Fairfield 2-Storey type1B terrace, I told the SA I would like to walk around their "sales office". I walk around from living room, to kitchen, bathroom, the 3 empty bed room upstairs, thus I am able to gauge how does a bare unit looks like what I will be expecting when I get my key for 2 storey Fairfield. I am impressed with the finishing given, rooms up stairs are spacious (mine is 2 storey type1B as well, same as the unit I walked in). Finishing of the bathroom is great, full tiles with nice sink. I think only need to fix a mirror and water heater given, anything else is given, bathrooms are very spacious. Ceiling height is great, windows are high and wide.

It is better to walk around "Parkfield gallery" to look at Fairfield 2-storey terrace finishing, and get a feeling of its spaciousness without any furniture. Unlike the showroom (corner unit) which is fully renovated and fully furnished, very hard to gauge the actual space.

Fairfield terrace is top notch thumbup.gif

Previous there was an idea of protesting by phase1 buyers to Trop for launching terrace in phase2, but i guess everyone had accepted it as there is no black n white stating they wont build them.

i think the rebate n discount is more of an agreement between buyer n developer, and they are not spelled out in SNP. the only thing you can challenge is if the official price in SNP is quoted wrongly smile.gif

promotions comes n goes, i think there is no perfect timing. Developer need to cari makan and keep the sales going.

mayb u can try intro 3 frens to buy any Tropicana houses n get 0.5+0.5+0.5 referral fee thumbup.gif

my view is what if they really like it but you ask them to walk off, and end up actually there is no additional discount after that?

what if when your house is completed and they come to visit you, they see the beautiful place but they didnt buy bcos u ask them to avoid, but you have they nice house to yourself? and they regret even more bcos they didnt buy? sweat.gif
bcos once completed, usually you cant buy subsale with developer price anymore cry.gif

buying house to call home can be something personal and emotional, some willing to pay more to live in exclusive area. Near mrt, ktm, kajang town, multiple access and nice landscape. Not many such development around in kajang with such proximity to amenities. Buying from developer always have risk. like buying stock, very seldom you get to buy at the lowest n sell at the highest.. laugh.gif

mayb just let ur relative understand the risk.. at least you had done your responsibility to tell them of such incident, the rest depend on their judgement whether to take the risk or not, its up to them, they might even praise you or thank you for introducing such a good place instead. nevermind the small discount that they didnt get but instead an emotional fulfillment that they gain icon_rolleyes.gif

anyway, to Tropicana, if you are reading this, hope you can strategize your sales better n explain why such promotion being done to ease buyer's mind. seems buyers are distressed here. sweat.gif

the standard answer we always get is "this is the direction of upper management"
since you are representing them, i think it is your responsibility to explain better to your loyal buyers. nod.gif

Anyway thanks sharing for this. I just hope the developer can be consistent in their selling campaign. If they offer discounts, everyone can get it. If not earlier buyer would feel it is unfair to book earlier or better just wait for it to buy a better location house with the same price or just top up a bit during sales campaign.  sad.gif

The discount and rebate that they give is not bound by law, and is more of a developer own incentive to entice buyers. The only thing that is bound by law is the SNP document, and suppose buyers have to pay up the 10% downpayment according to Bank Negara ruling. Developer is giving incentive to "offload" some burden, thus its more of an additional incentive smile.gif

However, talking about defects and liability, this is bound by Housing Development Act which developer have no way to avoid as long as the defects are within 18 months, they have to fix it.

Discount, Rebate, promotion are very subjective and subject to market condition, sentiment etc. I dont think you can bring them to court bcos of discount dispute, but you can sue them for not fixing defects, that is the different smile.gif

I think for your last statement, it applies to all developer. Which developer can still increase price when market bad, maybe you can advise and we follow laugh.gif

What makes a good product, IMHO consist of location, quality finishing, amenities and desirability. These likely help you to get thru bad economy and at least preserve some value. And also Potential and Catalyst that might push the value further

If solely base on sales campaign, places like Bukit Beruntung ppl might buy if they give 20% discount? laugh.gif

paiseh la.. to me, I am looking at a more holistic view when buying property. Sales campaign is just part of the factor but to me it is not absolute. Depends how much you can tolerate the "loss", but looking at the long run, does one really loss that much or actually even gain more biggrin.gif

Market is tough lately, I think some other developers also struggling on strategizing pricing and product to keep the ball rolling. good days of the 2009, 2010, 2011 are gone. Tropicana is not the only one

This is my 4th prop.. very good traning to see on a holistic view. But we agree to disagree no problem icon_rolleyes.gif
