Like what I said, I complained to MCA and DAP several months back regarding the new traffic light in front of Awan Besar LRT. Until now, nothing has been done.

You need the MP to complain to DBKL and then they will start to notice.

I bet the corridor is as narrow as Twin Ark due to limited space

It's already bumper to bumper during peak hours. Go and test drive there.

450 units for that small land area is ridiculous. Just look at next door Anjung Hijau with park and golf view too.
They have 600 units but the land area is 5 times bigger than Skyluxe.

Link bridge to Pavillion? Please note that the gate is closed during night time.

The distance across the park is too huge for average person to walk. Most people would drive to Pavillion.

Correct.

The distance from Skyluxe to bridge is very far. Nobody will want to carry their heavy groceries all the way there and then walk up and down the stairs. This is a sales gimmick which is not practical.

Furthermore, the park is closed after 8 pm.

Yes, you're right. Why pay exorbitant prices for cramped land?

THe only advantage is some units have Park View but then you can also get Park View from Anjung Hijau next door which is only RM 500 psf and freehold.

KR is next to LRT but it is leasehold with no golf or park view.

I am giving a comparison because Anjung Hijau is just next to Skyluxe.

What Skyluxe has in terms of park view and walking distance to park, Anjung Hijau has too.

So all the claims that Skylux is low density is bullshit. Just look at the landsize of Anjung Hijau which is 5 times bigger than Skyluxe with only 600 units.

Don't talk nonsense. Most of the advantages that Skyluxe has, Anjung Hijau also has it.

If you talk about new condos and new facade, you might as well buy new condo KM1, KM2 and some of the new freehold condos around Awan Besar LRT.

Facade is not as important as other factors. most practical thing is the price, size of the condo and size of land which Skyluxe loses.

If you look at new facade everyday, you get bored anyway and 'new' facade becomes old. laugh.gif

That's because you're obviously the property agent/manager of this project. Isn't it quite obvious.

If you don't receive any commission from this project, I bet you will say otherwise.

The land is extremely small and it's high density. Exiting from the condo will be a nightmare during peak hours.

When I have the time, I will post the long car queue from Shah Alam highway until Skyluxe.

Twin Arkz is similar to SKyluxe, cramped, small land and high density.

I bet the corridor will be very narrow in Skyluxe.

Facade is important to you but you're in the minority.
If you want to sell in the future, it's difficult to find buyers like you.

The most important criteria that most buyers look for is the land size, apartment size, price, view and monthly service fees.

Since this is a service apartment, the water and electricity rate will be higher than Anjung Hijau, KM1, Green Avenue etc.


In most condos, people park their car outside the condo due to lack of parking space inside but you are competing with people who go to the park everyday so finding parking space outside is also a problem.

The property agent selling this has confirmed it is serviced apartment and NOT residential title.

That means it sits on commercial land converted to apartment. The water and electricity rate will be more expensive.
