Not necessary. What if you can't get a loan from bank because you don't have good and stable job or income. You have enough money to only rent for one year.

For those rich people, if you want to buy expensive Bukit Jalil Condo, it's better to buy Malton apartments, walking distance to pavilion 2 and Bukit Jalil park. Moreover, the units are bigger.

Out of those 40%, 10% are fake sale by the developer themselves to give an impression of 'good sale'.

Anyway, the Pavilion 2 new condos are going to add to the oversupply of condos. Buy at your own risk.

Skyluxe is a cramped, very small land area. Go and look at the Pavilion 2 condos for better choice.

Just now I went to a bank and talked with the friendly bank loan officer.

He said that banks have liquidity problems nowadays and FD interest rates are going up.

He also said the bank loan approval rate is lower nowadays.

So if you think you can buy Skyluxe to flip, think again!

There won't be any buyers at that ridiculous price.


I suggest that Skyluxe build some commercial property instead as it's more saleable.

I saw people start to build commercial property on the small land next to AFC and the Link phase 1.

The board printed 'one restaurant and one 4 storey shoplots and basement carpark'.

At that high price for Skyluxe, I would rather buy in Bandar Malaysia which is nearer to KL

It depends on whether it's a shoplot, hotel or residence.

There is an oversupply of residence condos in Bukit Jalil during the past few years.

This morning there was heavy traffic jam (bumper to bumper) in front of skyluxe road, imagine buying a unit there and you can't go out during the morning.

The traffic jam towards Kesas highway is already so heavy without Skyluxe and Twin Ark.... puke.gif

Bank on the right ones, applicants told

PETALING JAYA: Residential loan applicants should aim for the right bank to ensure maximum chance of approval.

According to the figures from Bank Negara Malaysia, the loan approval rate this January has dropped to 38% for RM15.27bil worth of residential loan applications.

It added another RM9.42bil (62%) worth of loan applications were not approved.

Financial expert Gary Chua, founder of Smart Financing Co, said that the loan approval rate has been deteriorating for the past year, going below 50%.

He advised that house buyers should understand and prepare their applications according to the bankers’ expectations, as each have different policies in evaluating the applications.

Citing commission income as an example, he said some banks might only recognise 50% of this type of income, while others have a different yardstick.

Moreover, self-employment, debt service ratio and other factors were also evaluated differently.

As the conditions are more stringent for lower income groups, first-time homebuyers who earn below RM5,000 could apply for joint loans and target properties that are below RM300,000.

Yes, I agree. The main culprit is the narrowing of the road from 3 lanes to 2 lanes at the Awan Besar LRT from Bukit Jalil going to Kesas highway.

The other road coming from Kesas to Bukit Jalil should be narrowed from 4 lanes to 3 lanes instead because most of the time, that road is under-utilised.

I've complained to MCA and DAP but they both said they need more people to complain before action can be taken by DBKL.

There is NO widening upgrade. They just tarred the road in front of Anjung Hijau apartment (with new Tar) but the width is still the same.

The cause of heavy traffic jam is due to three reasons.

1. The narrowing of road in front of Awan Besar LRT

2. The development of new condos in recent years such as KM1, Treez, Kiara Residence, Z residence etc. It will get worse when Twin Ark and Skyluxe is built. All these are high density condos.

3. New condos along Puchong Kinrara such as Zest, flooding into Bukit Jalil to go to Kesas and Mex Highway.


It will get worse shakehead.gif if DBKL indiscriminately approve new high density condos such as Twin Ark and Skyluxe. These two areas should have been used to build commercial properties because the land area is too small.

Not true! There is no new land for the govt to widen roads.

It will only get worse with new high density condos.

I agree. A lot of cars are coming from the new condos in Puchong Kinrara adding to the traffic of new condos in Bukit Jalil.

Those DBKL guys are really sleeping and simply approve projects without looking into the traffic flow.

Please read all the potential problems highlighted here before you decide to buy.

Do you want to own a condo with corridor as narrow as Twin Ark, do you want to get stuck in jam every morning getting out, do you want to get your hard earned money depreciate because nobody wants to buy or rent your property because there is an oversupply of cheaper condos in that area?
