You are right, got a good point. I agreed with you. We need to clarify with the developer. But better dun make assumption first, lets check out with the developer, see what's their answer.

I agreed with you. No harm to know more from the forum. But I think the agent wouldn't concentrate on forum, bcos no matter what you do or promote in the forum, those not interested or doesn't like it still not going to buy, no way to convince these ppl as these ppl already makeup their minds; those who interested and keen to buy will go to the sales department for further inquiry even you dun promote it in the forum, you can't get any real customer in the forum, hardly. Its wasting alot of time with minimal or none results. Better stay focus to meet customers face to face. Just my opinion.

That setting is just for heater tank version. Instantaneous I think have to install on wall and pull wire originally for heater tank to connect.

i think the cost of water tank is slightly cheaper than instantaneous. They give nice nice with hot and cold piping done and give mixer liao then fully utilise it ma.

For those who interested, I recommend for you the new hybrid type of Water heater which can be installed easily above the ceiling ( concealed), there are workers will install nice nice for you, we no need to do the installation works. We can form a group for all buyers of skyluxe to buy in quantities to get lower price for all buyers!

True. Therefore, maybe dun use water tank, use hybrid water heater, save water and electricity better. Bro, r u a owner of skyluxe? If interested, we buy in larger quantities to get better price. I don't think skyluxe can go higher rental than park2, skyluxe is targeted for family ownstay, while park2 is targeted For pavillion expats. Park 2 should be the most premium project in bj. Price for smaller unit touching 850psf. Just That smaller units for park2 750sqf and 950sqf only come with 1 carpark, abit disappointed. Otherwise, both projects are good in terms of location, aim for different demands.

TNB substation is located outside skyluxe, many discussion on this issue before, pls read the previous posts. I dun think it is a issue as in the case of The Harve, HTC directly close to the units. So far, no news of any substation within pav2 yet.

Location wise consider not bad. But if someone look for near tointergrated development pav2 mall then go buy park sky or park2 . Skyluxe to me totally not walkable to pav2.  Same go try to walk through the park to the bridge area where ppl quote it very near...lol. see how u feel comfortable or not... lol

Skyluxe facade look okay lar. But to be frank i know this developer skyworld will cut cost hardly squeeze the materials maybe workmanship also abit worry. Try visit the show units, and look at the design , concept planning... or go check v any architect, engineer in construction field...

Good luck in ur purchase... i am not agents and dont have discrimanation to any developer.

Walkable to the pv2 via the park is not really the key point. For park 1 and Park 2 also another good option. However, I am disagree on point of the cut cost of developer and workmanship, which is just an assumption. So developer on park 1 or park2 are not taking advantages on buyers? All developers are the same. Since you think park1 is better buy, glad to hear that. Good luck. Cheers !

Every project got some good selling points and cons. Then i ask too, why park1 1090 unit so high density? Why No yard, no balcony? Single carpark for unit 900 sqf? Why premium Park 2 got 8 elevated carpark? 10 Units per floor? Why No balcony no yard plus why single carpark also for all unit 950sqf and below , why no park view for smaller unit ? See every project got cons as well. Either skyluxe or park1 or park2 you buy, we r not the winner, it is always developer. Keep calm bro.

Agreed. BJ is really high density. But as long as we stay in KL, high density and jammed is unavoidable. Unless shift to other states. In BJ, I wouldn't say skyluxe is the best, just if we wan to pick a greenery project nowadays, is difficult to find and is lesser and lesser.
