Park 2 in the project within bukit jalil city, land owned by malton. Wat I'm talking here is the recreational park. Pls dun mixed up. How did you know the workship and quality of skyluke is better or lower? If not confirmed yet, pls dun simply put your statement. Thanks

if not buying facing West then no more direct park view . i thought many people look for park view units, unit 7,8,1. The 80 acre of recreational park is owned by the government, it is a reserve land titled only for recreation use, you can't build other buildings. The land owned by sky world to build skyluxe now, it a commercial land title since long time ago, planning to built a petrol station. However, the petrol project was not successful and delayed for some reasons. Later, this piece of land was sold to skyworld. It is the only small piece of commercial land that can be use to build within the 80 acre of recreational park. Therefore, this residence of skyluxe is sitting on commercial title. It is not sky world who convert it to commercial. Therefore, alot of ppl misunderstood that sky world make it a commercial title so that they can build more unit to sell.

I really spend long time to write out the whole story. For the park views and number, I'm not going to discuss further, as I have mentioned it earlier and tired on long writing , you wan to know more pls go to the sales gallery for further inquiry.

I visited to malton sales gallery for park residence. The larger units were sold much faster than the smaller unit. This is out of their expectation. Therefore, they changed their plan to build larger unit for the next phase. The launching supposed to be this year but they delayed it for some reasons. The design and layout is not determined yet, the price is aiming above 1k psf. Any info ill let you know if they updated me. I m planning to get a larger unit in this project too.

I m giving out so much info about skyluxe and try to share any info that i know about it and this is the way you talk?

I m sincerely sharing info with gatson from the sales person told me about malton. Did I say for sure they only launch large unit? Did I say for sure the price is above 1k psf? You know Wat is aiming? I'm really wasting my time talking to ppl like you. You only know how to find fault, do you?. Pls read carefully and talk carefully. Who the hell r you ? Give you contact? Should i invite you with limosine? OMG.

Bro, there are a few points I didn't agreed with you. Firstly, ZR and km1 are two different categories, average rental of ZR range fr rm 1200 to 1800, while km1 range fr rm 2400 to 4000 depending on size and furnish. At this cool time period, rental above or up to 2.5k is slow, it happens to treez, twin arkz or km1. The subsales also the same, not many transactions for km1, twin ark or treez. However, there are no decrease in market price on subsales at all, the market price has increased 1-2% slowly since last yr. Personally i Believed, km1 is a good choice, renovation and upgrades are going on now. Good JMB just form.

Bro, I walked from Skyluxe sales gallery to the back entrance of pv2, I took about 3 to 5 mins by watch timing. It's really not that far.

I picked km1 for own stay for a few reasons:
1. Relatively spacious unit, the smallest is 1308sqf up to 2100sqf. The land of km1 also larger.
2. Convenient, just opposite to km1 with lots of shops for restaurants, clinics, banks etc.
3. Near to LRT station about 500m away
4. Good JMB members
5. Nice views and quiet environment
6. Tight security
7. Reputable developer by berjaya
8. Centre between pv2 and paradigm 2
9. Relatively traffic smoother within bj area
10. 2 to 3 carpark ( many condo with only 1 carpark )

I booked an unit too last month but still not viewing the show unit. However, the staff personnels has called me up for viewing on 26th August, they r not officially launched yet and therefore not open to public at the moment. I think is not a big issue, we can't really blame them as the staff ppl just follow their guide and instructions only.

I went to the sales gallery 3 times, they still not allow me to see the show unit even I booked an unit before date, I think they would like to open the show unit to everyone if possible, which sale ppl dun wan to do more business? But I think they really can't do it, as the company policy is to give privilege preview to the buyers on soft launching. Relax bro, if you like the project, just be patient. If you miss out this one, still got new project and twin arkz (subsales) nearby.

I went to check out the show unit today, feeling quite happy with the layout and design. More than 85% were booked and a lot of cheques collected for the waiting list. Low floor units from both block are fully booked, only left the very high floor or smallest unit. Type D1 were fully booked while type B and D were left a few.

Yes, totally agreed with you, great location with great environment, convenient yet quiet, type D1 units are all sold. The rest not many units left, mostly high floor or smaller unit. Many have signed SPA, most of the buyer are Chinese.

Agreed. The first time when I noticed this project, I wasn't attracted. Later, when I visited to the site, I was impressed with the location, environment, greenery and design. So far, it is one of the best project among many condos in BJ. Very lucky I got a unit above middle floor, when the first buyer's loan was rejected.
