It could be not the refinancing interest is higher or what, I guess it is probably the mother or father is old liao n cant do refinancing as no proof of income support n may be left few years to pay the installment. Therefore the father/mother ll have to sell to the son or daughter. They can decide n play with the selling price in order to match the son/daughter n they ll continue to live at the same house by paying iinstallment but pocket now got a big stack of cash from the loan. I have advised the similar method to some of my friends who is out of job n no capital to start up small business. I told them to sell the house to the working kids n can get back some capitals to do some small business. At the end of the day, the house or money still ll go to the kids too...

When u need money, u ll not care to pay those stamp duties, legal fees for spa, etc as long as can get money. That's why ah long still can get lots of business....people willing to pay m9re as they need the cash fast....

Depend...if I intend to pass the property to my son I might use this method..

Got a point there thought Im sure those who made their money should not have exited now as they are still holding on to their properties using the cash gained from the property market as well. Like my real estate agent friend told me, for example a double storey house in a prime location, bought previously at Rm400 to Rm500k few years back, now is worth twice the price they bought. These house owners can still afford to hold on to their property as they got it much cheaper (half the market value now). Its only whether these owners want to sell now or keep on holding it because they have already "profitted" as in the price has already doubled on paper. Compared to the buyer now, the price is already Rm1mil, can you sustain in paying the monthly installements and can your property rise to Rm1.5 to Rm1.8 million in a few years time remains a question.

do a will or sth.. cost less than 1k at most.. and if transfer between son father mother father stamp duty is 50% if purchase and sell then of course 100%...
