Sport center from what we know isn't resident exclusive. So, it is pay per use. You can use it too. Taman taman and lake so far also is outside of the resident zone, means it is open to public.

Don't need to pinjam the resident pass.

I am at the opposite opinion. Don't do a rushed job and open access to public with bad first impression. It must be a solid bang instead. This includes future/potential purchasers who are still sitting on the fence.

I don't see a point having a guard at entrance of jalan semenyih and red bridge. The volume of car going to be large once the commercials are up. The guard is just there like patung to salute each and every car. Might as well post the guard headcount to proper place like patrolling around precincts.

Its a public road under MKPJ. Naturally that is the case. Same goes to many other projects too that I've seen. Good example would be Setia Eco Glades which has an inner road that people would use it as a shortcut to reach to Mex highway.

Wrong forum but seek out Eco Glades township map, it is the south road "Persiaran Semarak Api" and connect to Linkaran Putrajaya ..all via Eco Glades. But that is for other projects. Lets go back to EM discussion.

Only thing i can think of is the amount of MRTA to be paid which could be different between banks. MRTA amount is then added into your loan, resulting in the small differences of monthly payment

Actually this was my case. I can only get -2.45 if i take up MRTA, else it would be -2.40.
So to fulfill that MRTA, you can actually take up what is "minimum", like cover only for 5 years on reduced coverage and 1/4 of the loan amount is good enough. In that case the MRTA wound isn't that heavy. I rather use personal insurance coverage.

Why klcc? Everyone in Klang Valley automatically works there when they buy their property? I work in cyberjaya, there are ppl working in bangi, some even work from home. So using klcc as your benchmark nowadays is obsolete. If I really want to find my next job, it will certainly not necessarily be klcc

Anyway I had a wish to stay in cj sometime back. Different ppl, different preference. Love that place. But priced as if it was klcc.
More and more ppl are working outside of kl. More to come when kl and vicinity will be a large parking place during peak hours.

Complained cj sibeh far? The jh ppl ended up buying another newly launched condo nearby em and SEH

He didn't get any, so he is beating the drums for future fence sitters not to get any too. At the rate he is going, bad rep earned quickly, like an out of tuned guitar. Fence sitters would be unconvinced instead. Even non EM buyers can easily spot what is right or wrong.
Bbw, First, you were spitting on SA rice bowl, next you were spitting on EM buyers, be it flippers or own stay. Then you were spitting on future fence sitters on the ability to use their common sense thinking everyone works in klcc.
There might be other threads that would benefit from your positive inputs.

It's still a fact. You didn't get any.
Potential buyers are smarter than you portray. People who can make it into this forum reading this thread has the ability to also scout for more info elsewhere to make their decision. Internet isn't just limited to this forum. This isn't a small sum of money, even banks wouldn't jump in for this project nor giving buyers a loan if major risks were detected.

Also, during property market crash, it usually has some other catalyst, eg currency or global economy meltdown. High end and expensive units nearby klcc that relies on expat rentals will be the first one to get hit with global mnc recalling expats and barring travels. Semenyih? Didn't expect rental there from the start and many already know about this before diving in. If there's is a crash, not only Semenyih but everywhere else will feel the effect as bank would be even more eager to keep their liquid than to offer a loan on risky time. Be it PJ, KL or Semenyih.
