For those who are still looking for bankers with the best offers, I understand that RHB just very recently comes out with full flexi loan, now head-to-head competing with CIMB. (Who knows soon both banks will be undet 1 family...)

QUOTE(Chris Chew @ Jul 23 2014, 05:38 PM) Jason Kor, cfm. I applied my full flexi loans from these 3 banks bfore. I tried apply HLB recently. It's semi. I believe those who have full flexi may have changed to semi flexi as the banks do not make money from the full flexi product.Only OCBC is offering Semi Flexi Loan. |

QUOTE(june1522 @ Jul 23 2014, 08:21 PM) Anyone knows how MRTA is calculated? I got 2 quotes that is rm7k difference! Can we buy MRTA ourselves & is it cheaper that way? I believe it involves some actuarial assumptions and not that straight forward. The difference could be due to differences in the assumptions used in the models by different insurers. The banks sell the MRTA in partnership with the insurers. Unless it is required by the bank as loan package/approval term, you can buy it yourself from any insurer of your choice. |

QUOTE(june1522 @ Jul 23 2014, 10:08 PM) Yes both single name and 10 years cover. It is indeed rm7k difference, one is fully flexi CIMB, the other is semi flexi MBB, that shouldn't make any difference right? Will call the bank to verify tomorrow. Is this something that can b negotiated? Managed to find out the reasons that contribute to the RM7k diff? |

QUOTE(june1522 @ Jul 24 2014, 08:39 PM) If not taking MRTA, then both bank best rate is BLR-2.45? RHB can give -2.50% if loan is above RM1m regardless of the MRTA. CIMB will only consider -2.50% if MRTA imposed.CIMB offer BLR-2.5 but their MRTA is way too expensive than others. Their model is calculated based on 7% interest rate thus much higher premium. QUOTE(june1522 @ Jul 24 2014, 09:19 PM) Since the property is only ready in 3 years, the lock in shouldn't ve much difference right? If both banks offer same rate I m likely to go with CIMB bcos I m used to their online banking. Is RHB banking service good? 2 things to take note here... if VP is 24 months or lesser than 36 months (though contractual is 36 months), then it makes some diff. Secondly, if the loan agreement does allow you to refinance / fully repay the loan during construction period, then you have the flexibility to do so in a rising rate environment. Not sure the quality of its banking service but shouldn't need a lot of service since what need to be done is just monthly loan servicing, quite little value add service that can offer you. |
