For those who are still looking for bankers with the best offers, I understand that RHB just very recently comes out with full flexi loan, now head-to-head competing with CIMB. (Who knows soon both banks will be undet 1 family...)

That's why CIMB should take the Panadol pill now... Was the only full flexi offeror in the market but now jump out one competitor with seemingly better terms.

I tried apply HLB recently. It's semi. I believe those who have full flexi may have changed to semi flexi as the banks do not make money from the full flexi product.

I believe it involves some actuarial assumptions and not that straight forward. The difference could be due to differences in the assumptions used in the models by different insurers. The banks sell the MRTA in partnership with the insurers. Unless it is required by the bank as loan package/approval term, you can buy it yourself from any insurer of your choice.

MRTA not mandatory and no lock in period too - that's the best part that makes CIMB full flexi becoming less competitive!

Why? If it's because of the loan amount (hence getting only -2.45%) there is still one benefit - no lock in period.

2 things to take note here... if VP is 24 months or lesser than 36 months (though contractual is 36 months), then it makes some diff. Secondly, if the loan agreement does allow you to refinance / fully repay the loan during construction period, then you have the flexibility to do so in a rising rate environment.

Not sure the quality of its banking service but shouldn't need a lot of service since what need to be done is just monthly loan servicing, quite little value add service that can offer you.
