Some update of the renovation in progress after 3 days.

My contractor is really fast and diligent in his work, but the price might not be as cheap as some. I value more of the quality that I don't need to top up to fix unnecessary things later. Within 3 days:

1. Hacking of wall between living and kitchen is done

2. Laying for frames for plaster ceiling whole house done except for L box

3. Hacking of kitchen for redirection of pipe done

4. Moving the sink and piping for wet kitchen and washing machine done (Cheap option, don't need to hack, wet kitchen no one see one la)

5. Wireman doing up all the wiring works today

Take pictures and measure those aluminum frame. Note down the distant apart so your electrician don't cut into them when opening holes for downlight

I thought you want to conceal all the beams? Looks like there is one exposed.

Hmm I thought the wireman is supposed to lay the wiring properly first for each downlights, then they will only lay the plaster ceiling accordingly? Or they would have mark the distance of the frame whilst doing the plaster ceiling?
Correct me if I'm wrong.

Just that we have to work on a daily basis, not much time to run both ways to monitor the renovation. I've got to say, I put a lot of trust in my contractor, hoping that he would deliver a good job. Nowadays, very hard to find good and responsible ones around

When your wall is hacked, the floor tiles are affected, right?

Floor needs to be re-tiled?

Yup that's right, some tiles my contractor tries to salvage can be use for corners and in total I bought 12 Feruni tiles which is almost same as the current one, there will be a slight difference in colour cos Feruni stopped producing the old one.

Those tiles costed me RM11.50 per piece.

So does the relocation of pipe in my kitchen, initially I don't plan to cover back or just put plain white tiles because this stupid Guocera, kedekut, bad customer service wanted to charge me RM100 shipping from Johor for RM2.60 tiles which I only wanted like 6-7 pieces. Why can't they be like Feruni? Don't they have shipping to KL like every single day. In the end, I went and posted in a chinese forum asking for help if any of the owners happened to have the tiles, and one kind hearted guy offered me.

Wondering if hacking of the wall is allowed for condo? Not affecting structural integrity?

Why not? As long as you're not hacking on a BEAM, the management have no issues with that.
A beam is the one who holds the structure of the condo, not the walls. Walls are being build to separate rooms in the condo and it's totally up to you on how you want the design to be? Therefore, hacking of wall definitely does not affect the structure at all.

Just need to ask the developer, which of the walls is the one that you can tear down and which are the beams if you're unsure. There's even people who hack down all the walls and turned unit to a studio.

Take a look at this, HDB in Singapore and how they turned this place to a beauty.

Great to know this. Thanks for sharing.
I believe some walls are used to carry the loads, agree its best to check with the developer to make sure which walls are allowed to tear down.
Will check with my developer when I get the key for my condo on Oct.
Cheers

Yea, you better check with developer as they're the one who hv the bleuprints of the building.
I did check with them first, and bcos the showroom they did that.. so I'm quite sure it's fine.

Best is to check with the management office. If internal brick wall, most likely it is non load-bearing wall, so no problem if want to hack. Load-bearing walls will be shear walls cast with reinforced concrete, you won't be able to tear them down even if you want to tongue.gif Some shear columns are cast flush with brick walls, so have to be careful when hacking the brick walls as not to damage the columns.

Many people like to do plastic ceiling. In my opinion, plastic ceiling is not exactly that heatlhy. The powdery stuff will drop and give you more dust.

Aside to this, i think just paint the ceiling and buy some nice light will save you money for something else. Your ceiling looks ok to me.

I know it is too late to say it now but at least we can debate about it. I might not be right with what I said. Purely opinion and hearsay.

Can't wait to see how your apartment turn out. I like the part that you demo that wall to create more spacious area.

Is that your main door just after the demolished wall? Some people who believed in feng shui might not like a direct path to the balcony the moment they open the main door.

Yea thought about that before, we don't really fancy those deco lighting, wanted something simple that's why just settled with downlights.

Many said bad for health but well some also live under that until tthey're old. I inhale quiet a bit today during my visit :'P
