Has anyone went to their show unit? I received this from my email. saying some invitation to view the show unit. So wonder if anyone had been there and possibly know the starting price?

Thanks! By the way, I dropped by the show unit earlier and it seems ok. Just the price seem on the high side and package also not confirmed as according by the sales person. Here are some pictures I sneakily took during the visit.. tongue.gif

The master bathroom is really something unusual.. So call the hotel style brows.gif Other than other, the layout looks practical.

Be warned. Ioi projects does not comes with Internet nor phone line. They don't lay cables for you. Not even copper. I'm a resident here.. beh tahan already without Internet for so long.

Wah doh.gif ... ok... weird but then somehow also internet or not at home does not make any difference for me as I am not always home. I use my handphone all the time. By the time I'm home also its for bedtime and TV time. rarely on the net except during working hours. So, internet at home is not a major need yet for me. Unless no TV signal, then that is a problem. HUGE!

Thanks for the info though! biggrin.gif Just wondering, how do you get access online if your home until now no internet?

design wise, slightly better than Duta Villa, Setia Alam but similar BU and concept, almost.
But link house will always be and feel like link house unless you go end lot or corner.
BUT this is LH....there are plenty of FH....with similar concept....plenty in Ciber if Duta Villa is a tad too far for your liking.
if really 1.5m up....i chalk into bin....NEXT please....

Hello.

My neighbout went to Sierra 6 last weekend to check on the updates on whether the price and package all confirmed yet but then, it is yet to launch. What he told me was the SA said the confirmed starting price is RM1.496mill for the intermediate house haven't discounted. Any rebate? that we have to wait til it is near launching.

Then, apparently there are 8 types of houses there but we only seen 2 out of the eight. He sent me the site plan that he taken that day to show me where are those units. So I attached together here for your viewing purpose.
Any comments?

Yes but may have promotion when launching. Hopefully it will reduce until RM1.3mill otherwise RM1.5mill can go for Semi-D liao.

Still, if Im not mistaken, this is already near the LDP toll to Cyberjaya/Putrajaya. Means the tail end of Puchong already right?

Quite pricy hor... but then if converted by psf, it is like RM424psf... means the building we get bigger size for the price..

Then i heard from my friend, he said they give quite a lot of good stuff namely the Digital lock at the door there, home alarm system, then the aircond piping all inverter, even the toilet given all branded one.. maybe that's why the price so tinggi.

Don't know lah, I'm waiting for the confirmed info.. been looking for a landed for the whole family to stay. this looks interesting but if wana buy, definitely have to joint name dy. rclxub.gif

Nowadays, Developers are smarter than before. They are selling their houses at "future" prices. Meaning they are asking a higher market price for their houses than what it is worth now. In short, developers have becomes speculators of their own props. So I dont see any hurry in buying these kind of property. How much can you resell an intermediate house in the "tail end" of Puchong in 2 years time? Rm2.5 Mil?

Anyway, we will see if people are lining up to purchase those houses and if it is sold out in less than 30 mins. thumbup.gif

I think they probably want to live up to their "Master bedroom comes with hotel-lifestyle bathroom". Plus wouldn't seperate will be better? As it can contain the moisture within the cubicle rather than going all over the bathroom. Quite a modern design. nod.gif

It doesn't matter if it is built with sand blocks or clay bricks as sand blocks as strong as clay since it is never stop curing and therefore it gets stronger everytime. So far so good. If it is so bad, the sand bricks also will be banned dy... .Being RM1.5mill is not an issue if they are giving promotion. So just wait and see.

Erm.. price.. if after times with the built-up is around RM1.36mill as opposed to before rebate at RM1.49mill. They also have other freebies as well. Not sure what are those already. It's better for you to asked them. My cousin got one there, he said to him it's good price because the built-up is big for small family and environment is windy. Not to mentioned their private clubhouse. So ya.

you should have gotten the houses in cyberjaya since it has some good infrastructure in place and moreover it has made itself the reference of relative distance from anywhere else now. therefore properties in cyberjaya has high value and better appreciation in the future

Quite normal, TM need certain occupancy rate or subscribing rate only they come and install their equipment. If occupancy is low for 10 years, they might has to wait for 10 years. Domt think it is whether refusal to pay tm for the connection, if ioi pay then it is corruption.

I think it is TDDI alam impian that partnership programme with TM, not inp. This is like developer pay 2 years subscription for all their house buyer, it is like 100% subscription rate on that area for 2 years of coz TM will install their equipment immediatelly. It ia like already fullfill their requirement to provide connection.

The living room area is 39x73 built up, if you are looking the corner area. I think there is the only design like this for corner. It is total around 53x73 for that show unit. Where else, the intermediate is 27x73 built up only with skylight living room.

Anyway, Mine are 2 Storey owner. Cheers
