 First Property HELP : Kanvas SOHO good ?

Hi all,

I am noob in this, I need help from all sifus here, about my first property,

of course i couldn't afford a already constructed property at those famous place, e.g. KL, PJ, and etc.

I am looking across the Internet and i found this property which is fairly good in price (but size isn't that big),

KANVAS SOHO

484 - 485 sq ft

planning to get the cheapest unit available,

and i came across PropertyPlus,

which is giving a concept of group buying, anyone familiar or purchase things like this before?

I called the sales people of this PropertyPlus and seems like the cheapest unit available now is roughly around 300k.

before I visit their showroom, I'd like to ask all sifu about this property~

is it ideal to get this kind of house as first house?

lil of my detail:
-I could afford a loan for this house for 35 years, currently living with parents, planning to live in this house once it completes.

-might be living with my girlfriend or alone, depends on her tongue.gif

how big should a first house be? as it will be our 二人世界 house until we plan to go further(as in getting a baby, which is too early for now).

at that point i might plan to sell off this house and get a bigger one,

but for the time being, affordability is a major issue, but this is quite decent at the area i'm interested to be, as MIGHT be working there

im staying in a soho now in bangsar south. my feedback is unless your soho can fetch good rental yield in the future, else don't get one. Now im hunting for another house, my lil one coming out soon smile.gif

my soho size is 875 sqr ft i feel it is just nice for 2, i cant imagine how 475 sqr ft can squeeze 2 ppl sweat.gif

wow your soho 875 and it's just nice for 2 ?! oh my, 475 sft is like almost half.. sad.gif but won't it be quite bonding as we need to squeeze tongue.gif ? but i heard rental wise shouldn't be a problem, cause in cyberjaya, there are LOADS of students and employees, i might be wrong though..

some say cyberjaya is coming up, so thats why i consider this project, so you recommend me more, or ask me to find other property? smile.gif

my opinion for cyber will be supply > demand. more and more new dev coming up, need to have holding power lor.

last time i got my unit at 400k subsales smile.gif

i think it's like living in a decent 5 star hotel right? tongue.gif i don't actually mind as long as i spend a lil more towards my interior design and stuff, should be fine hehe

anyways, i'm planning to spend roughly around 400k-ish to get the whole hse completed (furnitures and etc) so if more i spend on hse, lesser good interior design i'll have, thats why i'm considering this..

is it really that bad ?

any other recommendation in cyberjaya?

I'm not sure about you bro. But I think its really that bad. As a matter of fact, it'll be a very sad studio sweat.gif Since 600sqft studio already a bad thing. 475sqft is pushing it. rclxms.gif

alright bro, i'll take your advice, for me the size doesn't matter brows.gif , but i'll keep a lookout cause i was browsing through and this is really quite cheap, compare to other property, this is enough for me for what i feel, but thanks for your advice! i'll consider the factor, gonna visit the showroom soon to check it out whether it's acceptable or not la haha

475sqft is too small. Like others have mentioned, the feeling of staying in a hotel room where everything is within arm reach. Instead of purchasing new one, why not opt for subsales. For that budget, you can still find a property with bigger built-up. You just need to find harder.

Hi Son, few things you must know first.

1) There is a GLUT of highrise in Cyberjaya and this situation will only get worse. So do bear this in mind

2) Buying Studio from Developer is easy but selling in the secondary market is not that easy. This is cos studio is a very niche market. Most Family with 2 + 1 will want at least 800 sq ft and above. Unless they cannot afford 800 sq ft in a prime area, they will take say 650 sq ft but at a prime area.

Now, Cyberjaya is not exactly prime area, unless both spouses are working in Cyberjaya but there are many highrise in Cyberjaya, so why take such a small unit.

So, if u do buy, who is your target market when u wanna re-sell

3) Are u and your GF planning to work in Cyberjaya / Putrajaya. Else, u will spend a lot of time travelling to and from work, say in KL / PJ

4) size - 475 sq ft is really too small. U must see the showunit before u buy. Remember, no amount of ID can make a small house bigger.

Its good that u wanna buy at such a young age, but seriously, for RM300K, u can get bigger sub-sales Apartments in KL / PJ.

Just need to look harder

For instance, some apartments ranging between RM200K to RM300K

it's just my POV, cause i wish to have good interior, than having a 900sqft condo with just those normal stuff, i'm more of a tech savy person, therefore i wish to have like a cool smart TV and stuff like that.. but that all is few years away, thats why i'm buying a yet to complete project, so i'll save enough money for the interior smile.gif

doesn't have too much cash now for subsales and renovation and etc, especially in cyberjaya.. maybe because i didn't look hard enough.. but i'll try smile.gif thanks bro

I consider about the re-sale value to the employees around Cyber, but come to think of it, me and my gf might work in Cyber , or close-by at least..

Sub-sale apartment have appreciate for all these years, and i'm not sure, but I feel like the space of appreciation for the subsale apartment won't increase much, compare to Cyber, which is growing (which my relatives were mentioning). not too sure about it though..

any thoughts?

when your family size growing, <500 sqr ft confirm cant fit unless u wanna partition like PPR.
Agent always say u can always rent out and buy 2nd house, but think again when u buy 2nd house u will hit DSR issue (1 prop on hand, 1 car min, credit card etc), unless you earn big salary that time.

Everyone have different priority in life. The way I see, I would recommend you to sort your priority first. Buying such small built-up unit, you’ll have problem when you have a third member in the family.

1. i don't know student in future can afford at least 2k for a studio or soho or not. Old condo and apartment in cyber i guess the rental is around 2k for 3 rooms unit? correct me if im wrong.

2. subsales u will face competition, try to look at the cyber how many studio or 2 rooms unit VP in coming years

If you are working in Cyberjaya, then perhaps okay.

Still 475 sq ft is really small son.

Some other condo in Cyberjaya for u to consider. Some are bigger, 650 sq ft.

My advice is that u buy somewhere in PJ / Cheras.

That way, even if u work in Cyberjaya, u can still travel anti-traffic, less Jam but u have flexibility to work else where.

If u buy in Cyberjaya, u wil be pressured to find work there. may not be so easy

IMHO, dnt buy cyberjaya unless ur planning to stay there
400 square feet is seriously too small, again if ur buying for investment dont get it in cyberjaya.
if ur buying for ur own stay again dont...

of coz it all depends on hw much u earn , and ur other commitment

For me, Cyberjaya is a bubble, at least in the next 10 years as I can't predict what would happen in far future. If I must choose 1 property bubble(i.e. Iskandar, HSR) to invest in, I would rather put my bet on the MRT/LRT play, it would have better chance to recover from the glut.

Since you decided for own stay and within your budget is alright to go ahead.
why you pick area like cyberjaya? is it near to your working place?
475sq ft is small but if you have budget to renovate it then it will be better.

Cause I feel if i don't buy now, in the future are there such cheap property anymore? sad.gif actually me and my gf discussed and we preferred new unit if possible. thats why. and i won't be expecting third family member until i'm like 29 or 30, so it's few years AFTER i live there and enjoy the 2 person live, and i expect at that point of time my gf and I will be having at least decent amount of salary i guess, so we both can joint name for a better home.

1) hmm, 1k rental is fine for me, as the loan to cover should be around <1.5k, 1k for a couple employee or students should be fine right?

2) as for subsale i feel it's hard too, as many competition, thats why rental is the best hehe smile.gif

I might be working in Cyber, but it's not confirmed yet though, PJ area quite expensive right? I'm trying to get new unit if possible. size doesn't really matter though, 500 sqft is decent enough.

Bubble is when many people thinks certain prices will keep going up, climbing up(then they can sell it easily to make profits). You can't compare Malaysia/Cyberjaya with HK, HK is a unique story with so many factors(british ex-rule, mainland chinese, global financial centre, 40% protected land etc.).

but if you are to resale or rent it. think twice
the place will be full of condo and studio in the future 2-3 years, count your finger, the total projects has more than 10000 units of houses and rooms for sale and rent.

my friend stayed in shaftsbury since it's VP, till date the whole floor only has 2 unit occupied. others all empty.

I would recommend u to buy around 700sf condo,with 2 rooms,at least u can last longer when ur children come out. It cost u a lot if u wan change house,agent fees,snp,loan agreement,lawyer fees,rpgt tax,renovation...pls don't contribute ur hard earn money to government

Better top up a bit n get double the size even though its older unit if u ask me...

Size n location n price. For tht price u can get similar ones in pj like Ritze. Better location with nearby malls and conveniences. I went to their showroom as I was doing my rounds of kepohing. It was by chance as it is above this Starbucks cafe in cyber jaya. It's a no go. It would b better to buy Ritze and u will get better renter with good paymaster in future. Again, there are many similar soho rad Ritze as well. Remember these soho is commercial mostly, so electricity is gonna shock you. About rm200++. Plan to do laundry and not use a washing machine. Try to get one with a balcony. Use agent to look for you but also search on ads which is sold directly by owner, you get more nego power too. It's good you start now, but be very choosy as now you have a lot to choose from.

If both u and your gf can borrow loan together then u both can have more choices. Say RM 600k of loan size u both are eligible?

i think it's hard to get that amount, the $ monthly needed to repay is gonna be hard for both of us.. targetting max 400k, but still considering location though.. smile.gif

Hi, I read through most of the comments here. So, you are really born on 1991? It might sounds young, but if you already got enough saving (15-20%) of the house price you want to buy,then go ahead. I am not sure the down payment rate they offer, but usually 10% of the total house price, and another 5-10% for SNP, legal fees, lawyer fees, etc. Some developer bear for you.

Just a some questions to ask yourself:
1) You willing to pay 40% of your salary for monthly installment? It should be around 1.5k monthly. Which means you will not have other commitment such as cars and credit card.

2) What is long term planning?
>>In next 5 years? Continue to stay? How about 10 years?

So, the THEORETICAL mathematics is simple, you buy RM 300k includes loan interest (usually add up almost double the amount) will be 600k. And you want to pay for 35 years of loan for 500sqft room (I did not consider as house).

After 5 years of loan payment, said you want to sell and move to bigger house, and so you sell for 400k (market price that time). And you should earn 100k, right? You are WRONG!!! There are more of the hidden cost in it. And is there any one want to buy 400k for a room? Can you sell it?

Consider you do not want to sell it - how much you can rent? One guy mention that you can get a house with 3 rooms with 2k, so you want to rent for 1k monthly, consider the rental market still same as today. And you still lost 500 monthly. BUT hei, how about monthly SOHO service charge?

Space saving interior design doesn't help? sweat.gif A 1200sqft might even look smaller than a 900sqft if the layout sucks with lot of wasted space then coupled with some space-consuming interior design... shakehead.gif

Do your research on the township 1st (upcoming developments, existing infrastructure and amenities, current rental and resale market, etc) then go there to see it and feel it for yourself. Nobody knows what u like and what u don't.

However, if u really do wanna get a property in a certain location, do compare it with other ongoing projects to have a wider selections. wink.gif

I can understand rhkk91 that wanna move out from parents and looking forward to start a new life with gf... I did have same plan when I was young.
I feel lucky that I didn't do it that time.
Living together is an art than science, no formula to stimulate the relationship. I admit I am a person need sufficient of privacy, it is excited when started living together, but too much of friction isn't that good. So, now at least I have a room to lock myself when I want a quiet and peaceful mind.

I went to the showroom today. Sizes around 484 and 485 sq ft. My initial impression was "so small the sizes" but after viewing the showroom, it did seem much bigger. Prices shown already include gst and before discount.
One car park only, though. May need to buy extra but no details yet.

It's interesting but I think too many SOHOs in Cyberjaya.

I think the senior buddies here already gave you the consultation well enough, if you insists and always defend on the given advices, why not you just go ahead with your origin idea?

485sqft asked for RM260K (almost RM540/sqft) plus for RESIDENTIAL purpose I don't think is cheap actually, but just normal range. The option for less than RM540sqft for residential purpose is a lot around Kajang, Seri Kembangan, Equine or subsale unit in Cyberjaya with bigger size and etc. I am not saying Kxxxxx Soho is not good, try to look at the surrounded similar projects in Cyberjaya, can it fight with them? Justify yourselves, since the youngster nowadays always said they have better fashion or modern sensation.

If you buy the marketing and decorative strategy by developer, eventually you will just disappointed onto your decision.

That is all we can say.

Self stay - OK la to resolve the problem of accommodation and also limited capital as entry point into real estate.
Rental - 20K-30K units VP in next few years, how much can you ask for rental?

Ya if you imagine based on show unit sure enough one, the size is like a standard hotel room. But in real life not like that, because:

Hotel
1) You only bring clothes for a few days.
2) You send your dirty clothes to laundry or wash them at home.
3) You only bring 1-2 pairs of shoes.
4) You only bring some snacks.
5) Room service will clean your room daily.
6) You don't cook because you have your breakfast at the hotel's cafe, lunch and dinner at a nearby restaurant.
7) You read newspapers and use your laptop on the desk.
8) Your gf spend the morning in front of the beautiful makeup table so she can hang out with you in her most beautiful look.
9) You take bubble bath with your gf.
10) The room is cool and comfort because you leave the aircon on for whole day.
11) In the evening you and your gf take a walk around the pool and use all the facilities like gym, sauna and etc.
12) You hug your gf beside the window at night and look at the stars, the night view of the city and make promises.
13) Before you sleep, you just turn off the lights and TV.
14) If your parents/ friends visit you from far, they can stay over by adding additional beds or just sleep on the box spring.

Soho/ Studio
1) You and your gf need to squeeze all the clothes, bags, towels, underwears into the tiny wardrobe, with an ironing board laying on it and an iron on the floor, and soon all the built-in storage is full and you will have to get those big & ugly storage box from Aeon/ Giant.
2) You need a rack beside the window (which might block the TV) to hang your washed clothes or hang it on the window grille (smell of "Fab"ulous morning "Breeze" all over your unit), and a washing machine either in your bathroom or your kitchen.
3) You will need a shoe rack, which is only a few steps away from your bed, with your dirty shoes on top/ underneath the rack because your gf uses up all the space.
4) Your tiny kitchen cabinet is full of snacks, instant noodles, soy sauce, salt, sugar, milo, canned food, biscuits and a value pack 20-rolls toilet paper on top of the cabinet. Oh ya don't forget the rice cooker, cups, plates, bowls, spoons, forks, chopsticks and other cookwares.
5) You need basic tools to clean your "house", e.g. broom/ vacuum cleaner, dustpan, mop, cloths, cleaning detergents, you will have no choice but to keep those tools in your beautiful toilet.

Yep, of about 5-ppl that I know who bought Studio for own stay, ALL regretted for the reasons u pointed out. No amount of ID can make a small studio LARGER. Studio is only good to bring back chicks to BANG. Other than that, if u live alone, always eat out, its still ok but we all get old eventually and want something larger.

3 eventually managed to rent to cover their cost, 1 has to stay cos Market Value is below Acq Cost and 1 sold at a loss.

So beware of Studios.

I dont have any experience owning and renting out SOHO or small size studio apartment...

I just own an old condo unit in CYber and rent out by rooms....

Just think about it...my rate for master room to mid size room to single room...is between rm600 to rm360 only... siap full furnish(in room) utitily bills like electricity, water, broadband all in fixed also

quite tough to rent out now...dont know how studio owner survive though renting rm1.5k above.. :/

Ya I wrote this based on my experience. Last time my gf wanted me to buy a 600sqft studio instead of a 900sqft 3-bedroom so I had to figure out with all these problems. Now she's happy with the 3-bedroom she told me that luckily we didn't buy the studio. =D

2) You need a rack beside the window (which might block the TV) to hang your washed clothes or hang it on the window grille (smell of "Fab"ulous morning "Breeze" all over your unit), and a washing machine either in your bathroom or your kitchen.
3) You will need a shoe rack, which is only a few steps away from your bed, with your dirty shoes on top/ underneath the rack because your gf uses up all the space.
4) Your tiny kitchen cabinet is full of snacks, instant noodles, soy sauce, salt, sugar, milo, canned food, biscuits and a value pack 20-rolls toilet paper on top of the cabinet. Oh ya don't forget the rice cooker, cups, plates, bowls, spoons, forks, chopsticks and other cookwares.
5) You need basic tools to clean your "house", e.g. broom/ vacuum cleaner, dustpan, mop, cloths, cleaning detergents, you will have no choice but to keep those tools in your beautiful toilet.

too small + rental mostly is working professional that stay away from kl. I suspect this is to be a minority group.

the bigger problem with rental if you want to rent is that a big market for foreign rental..black/Pakistan/Egypt etc.


your house will end up a vice den in most cases

I've visited the showroom, and it wasn't that bad, asked opinion of my gf she was ok for our first house, but i had to promise her to get a better one once our third member came out tongue.gif

so i think for the time being i'm gonna buy the unit smile.gif
