This is on lot 1843, it is Concerto's neighbour to the west.

Then to the west of this NK Residence is lot 1842 owned by Homestead. Approved for a private school.

A simple calculation will tell u that NK residences its a high density residential area on a very small plot of land, which is about 80 units per acre.

200 units / 2.5 acres = 80 units per acre

Its not my benchmark or anything, its just that i noticed the caption is very misleading claiming that 200 units split into two blocks by providing ultimate privacy with 4 units each floor.

To me 80 units/acre and 4 units/floor is low density for condo. Quite common to find >100 units/acre, 8 and more units per floor.

Next door concerto is 88 units/acre.

yes, but they're old ones. tivoli villas in bangsar is one - 34 unit/acre. kampung warisan (jelatek) - 18 unt/acre. these two spring to mind. biggrin.gif

No no rachel, MK 11 for someone's view is also consider low cost and low standard kind of, because it also comes with the expose type staircase, price is definitely considered very cheap in someone's point of view as well, what a pity MK 11...

Staircase or not...ultimately it depends on overall design. If this is the only criteria, i think all developers would know and would have hidden all staircases.

If really 809k for 1435sqft which turn out to be around 563 psf for entry and come with some discount & freebie here and there, i would think it is reasonably priced.

Its unfair to compare new launch to subsale. Menara duta 1 and 2 which are just next door only transacted around 400 psf for similiar size or smaller.

a little bit disappointed with their layouts.
room size and bathroom size ratio is a bit off.

inconsistencies in their door swing direction also to baths.

such a squeezy bathroom layout. if they can't accommodate swing doors, just change to bi-fold or sliding or other doors lah. sigh!

and way too many big unit layouts.
reckon it's constricted by density control.

anyway, good luck to L&L. hope they do well.

Quality is acceptable but not great.
For high rise i am not sure who would be the appointed main contractor.
Most of the time, the end product quality depends much on the main contractor. That is why different launches by the same developer may have different quality

Had called them n check the package, it turns out to be not cheap n value of money if comparing to her nearest neighbor Concerto. The packge offer free Spa n loan legal +1% early bird discount, final price for the 18xxsf =Rm1.1m+; Only free A/c, Finishes no luxury

Not low downpayment. It's low deposit apparently. As in 5k booking.
1% is discount, not rebate. You need to fork up 10% as downpayment still after the discount price

ChuiSui is right. NK is sandwiched in between concerto and the private school. you need to walk further in towards concerto if you are at private school site yawn.gif

Loh n loh is a cash rich developer! Don't think thy will lower their price/ offer further discount.
Despite the so call buyer market now, developers try very hard to push their properties but i dont really see any price reduction unless maintaining last year price consider a discount! Few projects in KV area i visted last year were not selling well till today i still see their booth on n off in Tesco, Aeon, Curve, etc. when i check with them, the price more or less the same..maybe they should give more discount rather than just hooping around to seek buyer! Those rental in shopping mall not cheap too.. Just my personal opinion

Maybe they envisaged they cant even reach the breakeven sales target which is usually 60-70%, why not just go back to drawing board and wait for better timing. They also dont have much landbank and relatively cash rich, i think is wise move.

just called the developer and apparently this project gonna relaunch soon in may this year. just hope that offer better discounts and package.

honestly that area isn't the best considering the low cost condos around that area and residents parking their cars at the road side every day. they really need to be able to come up with something that is gonna give us a good reason to jump in

they decided to stop the project, initially said they will relaunch some time in the 2nd quarter this year ... but until now no news at all ...
i already bought another property and gave up on this.

Seems they couldn't compete with 28dutamas and concerto. And also upcoming verdana2.

i dont think thats the case, 28dutamas and concerto started selling when the market was still strong. now i believe a lot of new projects are suffering.
verdana 2 i dunno tho ..

Happen to come by this thread because looking at the overall North Kiara market

After a cursory digging into this particular development, I wouldn't think there will be much in the short term due to the company that is developing this being entangled with the whole Jho Low's phenomenon
